There is already regular discussion in Northend about problems on the hills due to visitor misuse. With the inevitable increased footfall on the hills, along with alteration to the views, you risk the nature of the country park being regretfully altered beyond recognition. A local, annual tradition, of the 500 year old 'Kimble' legacy, would be wiped out with this plan, destroying that local heritage. I also question the sense of housing so many more people close to a military base.
Finally, has consideration been given to road flooding? Already problematic due to the clay like soil in the area.

In association with F3, SG13 and SG14 the area benefits from excellent communications with the easy addition of a station on the Cherwell Line. High quality technical and engineering jobs exist and could be significantly expanded.

Including F3, SG13 and SG14 this area adjacent to Gaydon has enormous potential benefiting from a direct motorway junction to the M40 and close proximity to the Chiltern Line to the East. It is well placed in relation to Leamington, Birmingham Airport and, indeed, London. It already employs high quality skilled workforce mainly based on technology or the automotive industry which could easily be encouraged and expanded as a new town with all the associated facilities and housing providing potential for a quality lifestyle and employment with excellent connectivity.

I object due to no or insufficient infrastructure such as GP surgeries, shops, schools and other community assets
I object to this area being included as it is very close to the existing Lighthorne Heath development and the lack of infrastructure in the area will be detrimental to sustainability goals, in particular the lack of rail connections, forcing more vehicle traffic onto the already congested local roads and motorway.
I object due to major rural views from Burton Dassett Country park will be very seriously damaged by overlooking 5000 houses .Public loss of our public park will be immeasurable.

The area is completely rural, with very poor access to existing Road Networks, Transportation hubs, Healthcare facilities and Education establishments. A development of this scale would overwhelm the local road networks and requires significant investment in all areas of basic services such as Water, Sewage & Power (no gas supply!) There are insufficient primary and secondary schools to serve the population, let alone with a significantly increased population, there is insufficient Healthcare provision both for basic GP services and hospitals - The nearest hospitals have insufficient capacity already. Emergency services such as Police, Fire and Ambulances are many miles away.

The G1 area development is in direct and close view from the Burton Dassett Country Park. The development would spoil this view, such that views to the north would consist of housing with the under construction solar farm beyond. The impact to this popular tourist destination would be immense.
Major new access roads would be required as all current roads pass through small villages, which already have congestion and width issues in residential areas.

Under the National planning policy framework (NPPF) 2024 (see paragraph 144) it states development on green belt is only permitted where exceptional circumstances are fully evidenced are justified. On the basis that 46,500 homes are available via 7 of the proposed new settlement sites (E1, F1, F2, F3, G1, X1 and X2) which aren’t on green belt land. Therefore these should take preference to all other new settlement locations.

This is being considered on again, prime agriculture ground. It would comprimise and overwhelm the small hamlet of Knightcote. The site is too close to Gaydon, JLR, AM and Lighthorne, where there is already large scale development. Although close to J12 M40, this junction is already full to capacity at peak times, with traffic backing up the motorway. There are no supermarkets close by, no rail link, no regular public service, schools locally are already to full, local doctors surgeries cannot cope with local requirements. And the views from Burton Dassett country park (SLA) would be severely comprimised.

G1 offers a much better location for new development due to their proximity to employment centres, well-connected roadways, and the possibility of a new rail station just two miles away. This would provide a Parkway station, reducing car dependency. HS2 links further enhance accessibility, creating a more sustainable commuting option. These sites prevent urban sprawl, protecting the Green Belt and preserving Stratford’s heritage and landscape. With adequate space to accommodate growth, infrastructure like schools and healthcare can be integrated, ensuring a self-sustaining community. F3 and G1 represent smart, well-planned housing expansion that benefits everyone.

To those responding to the consultation over the future South Warwickshire housing plan.
Remember these two points...for Area G1.(New settlement)
1.Major rural views from the Country Park will be very seriously damaged by overlooking 5,000 houses. Public loss to our public park will be immeasurable.
(Public loss is an Important planning point).
2.The ironstone hills, including Country Park, are designated a 'Special Landscape Area'. (SLA). Over 5,000 houses at the foot of these hills will have a very damaging effect on the setting of the SLA and its historic listed Beacon tower.

This proposed site is a bad choice for development of a new settlement. Being in a rural location, badly connected by public transport, the vast majority of residents of the new settlement would be driving to work, adding to road traffic on local roads and through existing settlements. A development on this site would also further destroy the rural character of the area on top of the considerable damage already done to this part of the county by HS2. Any proposed development of the site would also be very visible from the Burton Dassett hills.

I object to this location being considered for inclusion within the plan because, similar to site F3, this is a completely inappropriate development for a sparsely populated rural area. The local road network will struggle to cope with the increased volume of traffic. The site will dominate the view from the Burton Dassett Hills, a much-loved beauty spot, and will completely change the character of this picturesque part of Warwickshire.

• Planned quantity of housing is not needed here, and creates a conurbation with Lighthorne
• Not adjacent to employment requiring travel for work contrary to local and national Net Zero Policies, increasing pressure on local roads
• Workers living closer to jobs raise output by 8%; location is contrary to national growth objectives.
• No facilities available locally
• Existing services (health, education, waste etc.) will be overwhelmed
• Location is open countryside so productive farmland will be lost impacting national food security, biodiversity reduced and detracts from enjoyment of local landscape

G1 is entirely rural. To develop it would create terrible sprawl from Lighthorne and Gaydon. This is a very shortsighted use of scarce land.
SG13 is a more appropriate place for housing. At 160 dwellings per hectare, this density could achieve 8000 dwellings in 50 hectares including roads and open spaces. This suits 20-40 year olds in their early career, who often dont want a whole house and garden to look after- and can't afford that! So SG13 can provide what was intended for G1.
