Leamington and the surrounding area around Whitnash are more suitable with their proximity to the M40, although ques are innevitable as they already exist before the works have commenced. Pedestrian and cycle paths are already in existence to link with Leamington. Leamington has a good accessible train station.

Together with site X1, I believe this non-green belt area would be suitable for the development of a new settlement. The motorway is close by and there could be provision for a new junction. There is also room for building the necessary new hospital and schools. Nearby Leamington Spa railway station can be rebuilt or refurbished as needed. Building on X1 and X2 would minimise the impact on the character and biodiversity of south Warwickshire, compared with some other sites that have been offered.

Development at location X2 together with X1 is likely to result in less of a negative impact on South Warwickshire than would occur with the development of many of the other sites proposed. Access to the motorway network with room for a new junction possible. Close to Leamington Spa Station. Space for houses, schools and a new hospital.

This is suitable as Non-Green Belt, with good motorway access. The new settlement would be near the centres of Leamington and Warwick, with train connections to London, Banbury and Oxford, and would therefore be sustainable both in terms of transport infrastructure and economically for job access.

The infrastructure will not match the schooling, medical, transport,etc needs which are already under immense pressure. It also covers areas of Heritage - the Roman camp which conflicts with both the tourism and heritage aspirations.

X2 should be discounted as it fails on sustainability, deliverability and infrastructure grounds. This area does not have sufficient infrastructure or traffic provision and it is currently under multiple ownership. It would have a detrimental impact on nature and would effectively create urban sprawl in the place of prime agricultural land. The village of Bishop's Tachbrook is already under siege from an excessive share of local development and this would destroy its distinct identity. Disproportionate development has already been put in this area south of Leamington and it is therefore NOT the place for a new settlement in any way.

I believe that Site X2 would be highly suitable for development as a new Settlement.
A site south of Warwick/Leamington would also provide
• Easy access to main line rail station
• Easy access to hospital
• Access to existing and new local skills and jobs
• Access to Training and Education facilities
• Access to many existing retail outlets
• Direct access to M40 motorway
Site X2 does not suffer from a local network of already congested highways and single carriageway country lanes. In short, Site X2 would be straightforward to develop.

I believe this site is a lot more suitable than any other options present for the following reasons:
The site is a lot closer to main railway lines, and stations that can support the increase in patrons using the railway system.
The site has easy access to the M40/M42 road systems which are capable of supporting the increase in traffic in the area.
The site has numerous local amenities available already, as well as supermarkets, shops, gyms, restaurants etc.
The site has various primary and secondary schools available already, which are large schools, on large grounds, that can support more children without the need to build as many schools.
The site has other hospitals close to it that are not as busy as the ones in Coventry/Birmingham etc.
The current road systems have already been modified and upgraded for the existing new build developments, and it would be cheaper an easier to utilise these.

This will create an urban sprawl between Leamington and Harbury and also impact on heritage/roman sites. In addition, the traffic along the Fosse is very bad (especially due to commuters to Gaydon from the Coventry area) and this will make it a lot worse.

This development requires less infrastructure as it has good links to established main roads. It is also close to Leamington with access to retail and employment provisions.
Bus routes are in place and could easily be extended.
It would naturally align with current developments along that stretch of land.
In terms of overall cost to bring the proposal to fruition it is the most likely to be successful in meeting targets.

X2 is ideally situated to provide housing for all the employees in the industrial and highly paid sectors in Leamington Spa, Whitnash and Warwick. It will alleviate intensity of traffic by causing journeys to disperse in all directions. Infrastructure is already in place for rail, road travel, education facilities from pre-school to 16+, mature retail outlets and healthcare.

This would be a better option for develop as it would provide a more environment better option as this site is closure to the M40 and with a proposed new motorway junction would mean easier access for traffic to get to the development and prevent all the additional traffic in the historical town of Warwick
This area would could also provide the necessary infrastructure and necessary support facilities as it has been previously muted that this area could provide a new hospital facility that is much needed due to the failing and crumbling existing Warwick hospital facility.

A new development is preferable to towns and villages sprawling into each other. This area is good for extending recent development. Good transport to Commercial and Retail in the area. Not Green Belt.
