All of the smaller sites surrounding Bishop's Tachbrook village would, if developed, cause irreparable damage to the identity of Bishop's Tachbrook as a village. Any development would add to the feeling of urban sprawl. The impact on infrastructure specifically in terms of junctions onto the B4100 and sewage/water provision would be particularly harmful.

Broadly support
We find the consultation document overly complex and time-consuming to navigate. The complexity gives developers an unfair advantage with the resources they can call on to frame their response. For a Parish Council, where agreement on responses is democratically important, this is a difficult and time-consuming task. A simplified version with key policies, visuals, and links for further details would make engagement easier. We urge consideration of this approach for the next consultation.

It contradicts the SWLP’s evidence-led strategy, as it is open countryside, lacks sustainable travel links and is not in an area of deprivation. The site’s multiple ownerships raise delivery concerns. Its development would lead to coalescence between Bishop’s Tachbrook and South Leamington and conflict with the Country Park policy in the Bishop’s Tachbrook Neighbourhood Plan. While it provides housing/employment land, its allocation is unsustainable and inconsistent with national and local planning policies.

Agree. Although 40% of homes built across Bishop's Tachbrook Parish have been termed 'affordable' that definition is being stretched! It is to be hoped that District Councils will have the desire and finances to build the stock of Council Houses up.

Of critical importance is reducing the need for car ownership. People on some of the new developments e.g The Asps who are in social housing already are complaining about isolation. Infrastructure needs to be in place as homes are released onto the market not at the end of the process.

Agree
