I can only agree if the homes provided reflect the needs of LOCAL residents and not simply providing affordable housing for those moving out of London and Home Counties. Our young people ought to be able to live in the area they grew up in.
Using rural locations and green belt negates the "affordable housing" aspect as there are increases in costs for transport to work, shops, medical facilities etc per household. Putting older people in these areas will also make them more isolated.

The plan should include a specific and dedicated policy supporting the provision of housing for older people. The policy should acknowledge the additional value gained by the provision of dedicated housing for older people which facilitates right sizing in the housing market as well as the potential to achieve significant savings for healthcare together with the social and economic value added to the lives of older people in the area.

Providing the right sort of homes is an obvious requirement and not one that developers have taken on board historically. Also these must be energy efficient homes. Why solar panels on roofs have not been compulsory for new builds completely baffles me, and now the properties will require not to have gas boilers

Every new housing estate that has been built has an in balance of large homes compared to starter homes, the large homes give the builder their bigger profits. Change the balance to 80% starter homes of 1 and 2 bedrooms.

Provision of ‘low cost’ social housing should be a priority as recent developments mainly supply expensive 4 bed homes. 1 bed apartments for young people and those with special educational needs need developing as well as homes designed for disability - rather than badly adapting existing homes. Bungalows should be encouraged for the retired- so few have been built and many existing converted to multi floors.
A temporary traveller site to prevent the constant illegal camps [redacted] should be prioritised as it’s constantly ignored by councils.

Far too many large expensive houses being built with token 'affordable housing'. However building affordable housing in rural locations without the necessary transport links is just going to exacerbate isolation.

The 'evidence' should be future proof and take in to consideration the implications of an ageing population, the release of properties as people move in to smaller properties or relocate to sheltered living etc, or leave the area because their studies are ending.

To meet the housing / growth needs, a wider strategy that just building new houses is needed. Buying and selling houses needs to be made easier, and more needs to be done to utilise empty or under-occupied houses. Any new developments need to cater for all needs – young people trying to get on the property ladder, older / disabled people, empty-nesters / singletons etc. Adequate parking must be provided. Green technologies are essential to reduce ongoing costs and carbon emissions / other environmental impacts.

The Councils should ensure they provide flexibility within their housing mix and tenure policies to account for circumstances where delivering a housing mix in-line with the identified mix is not feasible or logical.

In favour of mixed housing which in turn favours a cohesive community - young look out for the old and vice versa, less likely to experience loneliness (especially older people), creates a more village-like community. Large, medium and modest-sized housing should also be mixed, otherwise ghettos (usually of the social housing) are formed.

Building on greenbelt only if all options exhausted eg: brown/grey sites/empty properties/above shops etc. Sustainable development must be close to existing infrastructure that can be reallistically expanded.
''Commuter Newtowns' on greenbelt means historic/rural villages absorbed into uban sprawl; road connections/infrastructure overwhelmed; irreversible environmental impact; valuable heritage buildings risk damage from increased vehicle vibration eg Henley-in-Arden/Mary Ardens House and Farm = negative for tourism.
If 'Right-to-buy' isn't rescinded affordable properties will be swiftly purchased and removed as public resource.
Moving vulnerable people into rural areas without facilities/services/resources risks isolation; few employment options/inadequate transport links increases car dependency, encouraging 'rat-runs' through villages.

Alcester Town Council, Arrow with Weethley Parish Council, Kinwarton Parish Council, Wixford Parish Council and Great Alne Parish Council (together referred to as Alcester Parishes Group or ‘APG’) considers that there should be a choice of homes provided suitable for everyone. This should specifically include bungalows even if these do prove more expensive for a developer to build. True affordable homes are required and a mandatory percentage should be allocated in each new development.
