This area is very heavily congested already. With HS2 construction, an overloaded road network already, this will bring the area to a complete standstill. Quality of life, air quality, ability to operate for existing and new residents will be severely impacted for the long term. It seems madness to build between Coventry and Kenilworth. Quality

SG01 seems to be an appropriate strategic growth location for inclusion within the plan provided lots of the green space is retained in the shaded area as it will provide important environmental and wildlife benefits which will be of benefit to new development. Reasons to consider including:
1. Better Transport & Infrastructure Connectivity: it covers areas with existing roads/built environment (should have some level planning precedent) and is very well connected to the A45, A46, M6, and M40.
2. Closer proximity to Coventry (including both Universities), Coventry Airport and Birmingham which will be of practical benefit via employment, amenities etc.

This area has already been subject to significant increased development, with around five hundred new residential properties built on good grade agricultural land. no infrastructure has been planned to support this already significant increase. The access roads are already busy and connect to larger trunk roads through small roads and lanes. To serve this area without extensive congestion, new road infrastructure would be needed. This would be highly problematic and costly and would have cut through yet more green-belt land. There are no additional health or schooling provisions. There are far better options closer to amenities and transport nnetworks.

SG01 is a strong candidate for strategic growth, provided much of the shaded green space is preserved for its environmental and wildlife benefits. The area has good transport links, existing roads, and likely some planning precedent. Its connectivity to the A45, A46, M6, and M40, along with its proximity to Coventry, Birmingham, and key employment hubs, makes it a practical choice for development.

Number of intended houses far too large.
This is really important greenbelt regarding its landscape and farming use. It is also a barrier to urban crawl which is the essence of greenbelt policy. It prevents the development of a conurbation joining Kenliworth and Coventry.

As a resident of Finham, I am concerned about the lack of communication regarding Section 106 funding from the Kings Hill developers. It is surprising that Stoneleigh Parish Council has received substantial funding despite being further away. While I acknowledge the development is going ahead, many issues remain unresolved. The proposed bus gate onto Green Lane poses logistical problems, and the traffic situation has worsened. I urge a redesign of the housing plan to better serve local needs, preserve green spaces, and ensure essential facilities like schools and a community centre are prioritised. A buffer zone is crucial for this development.

I wish to object to any further housing developments in this area.
Over the last few years Burton Green has seen the development of the Burrowhill site and over development of Westwood Heath; this is having a huge impact on the infrarastructure of Burton Green. People come to live here for the countryside and peace that it offers, if this is developed any more it will be lost for all future generations.
We have already had to put up with upheaval of HS2 in the area and the loss of some of the most beautiful walks around here, it’s time to stop the destruction of this outstandingly beautiful area.

I oppose the proposed development at the SG01 site due to its excessive size, which I believe will severely impact local infrastructure. It will increase traffic along the A429 into Kenilworth, exacerbating congestion in the Old Town's narrow streets, particularly during flood events. The development will also damage the popular greenway, undermining its value as a sustainable space for walkers and cyclists. Additionally, the influx of residents will overwhelm local facilities and disrupt the small-town character of Kenilworth, leading to parking issues and access problems for residents and emergency services.

As a Finham Parish Councillor, I want to address the South Warwickshire Local Plan. With around 2500 new houses planned, this could mean 5000 to 7500 new residents, many of whom will require medical services. Currently, the Sky Blue Medical Centre, which includes Green Lane Medical Centre, is already oversubscribed with 17,494 patients recorded in 2015. I estimate the number has exceeded 20,000 by now. Therefore, it is essential that a new doctor's surgery is built to meet the healthcare needs of this growing community.

The area proposed is totally unsuitable. There is already a large development on Westwood Heath Road where housing is slow to sell and the ever expanding University of Warwick is encroaching onto what were green fields.
We have lived in Burton Green for nearly 30 years. The traffic and pollution has increased significantly in that time and it will only get worse with additional housing.
There aren't enough GP surgeries to accommodate the requirements in this area as it is, let alone another proposed development.
Also has thought been given to other infrastructure feasibility such as additional schools, local shops and community facilities? These issues would need addressing prior to any development approval.
This is a beautiful area, which will be destroyed if this development goes ahead. What was once a clear village, will become an urban sprawl and subsumed within Coventry.
Where is the evidence that this is the correct area for the development? The population projections were fudged to include Warwick and Coventry University students, who are transient.

SG01 does not score well as a sustainable development option. The 'harm score' (excluding Warwick University Campus) is worse than average for South Warwickshire.
SG01 is not sustainable without considerable investment in new infrastructure for which there are no plans or budget.
SG01 is not just Green Belt designated; it is good quality agricultural land. Largely ALC Grade 2 land, which, according to the National Planning Framework, should be avoided for housing development.

Therefore, when considering these, the Councils need to review the Airport’s Tall Building Policy and to determine how this may impact any proposed development within these areas. It is also requested that reference is made to aerodrome safeguarding and statutory consultation with the Airport within corresponding policy requirements and pre-application advice guidance, should this strategic location be carried forward within the Regulation 19 version of the SWLP.

POTENTIAL OBJECTION: Bockenden Grange moated site Scheduled Monument (SM) on west of the proposed allocation. The scheduled moated site is in a landscape of well-preserved medieval earthworks that contribute to its significance with a further moat to the SW, large medieval fishponds to the east and possible also an enclosing boundary to the estate visible as a water channel. Development would erode relationship between the assets & harm significance.
There are a few LBs within and around the site, all GII. Impact on setting of these LBs would have to be assessed and proposals would have to leave buffers around those LBs.
Recommend: Heritage Impact Assessment (HIA) prior to allocation. However, HE would prefer this SGL not to be carried forward into the Reg 19 Plan in its current form and for the areas that contribute to the significance of Bockenden Grange to be removed.

2. NO to the proposed roundabout at the junction of Green Lane/Howes
Lane as it will encroach too much on what little greenery will be left
and allows insufficient room for large lorries to negotiate around it.
3. YES to preserving our ancient hedgerows along the south end of Green Lane.
4. YES to preserving our trees along Green Lane, especially those with
Tree Preservation Orders.
5. YES to a 'green' corridor along Green Lane, particularly around the
back of the primary school.
6. YES to preserving the Anglo-Saxon remains close to the junction of
Kings Hill Lane with Green Lane.
7. The FPC would like assurances for a new children's play area as
close to Finham as possible, ideally on the site of the proposed bus

Paragraph 146 of the NPPF is clear that exceptional circumstances to justify the release of Green Belt land for development include instances where an authority cannot meet its identified need for homes through other means. It is evident that the overwhelming need cannot be met without Green Belt release and exceptional circumstances accordingly exist to justify this approach.
Catesby Estates strongly agrees with the proposed SG01 (South of Coventry Group) Strategic Growth Location and consider the proposed location to be highly sustainable, given its proximity to the existing conurbations of Coventry and Kenilworth.
It is a basic principle of sustainable growth to identify and develop locations which are within close reach of existing facilities and employment opportunities by sustainable means other than the private car (such as walking, cycle and public transport). The development of the area south
of Coventry would represent such a development, given the prevalence of services and employment opportunities within Coventry that are already frequented by residents of South Warwickshire.
This is reflected within the Interim Sustainability Appraisal of the South Warwickshire Local Plan (December 2024) prepared by Lepus Consulting, which indicates that location SG01 generally scores among the most sustainable of the strategic growth locations against sustainability criteria such as accessibility and economy.
In this regard, Catesby Estates is continuing to promote Land at Gibbet Hill Road for a residential-led development. Land at Gibbet Hill Road falls within the Strategic Growth Location south of Coventry and accordingly constitutes a sustainable location for development.

5.2.2 A fundamental aspect of sustainable growth is the identification and development of sites that are easily accessible to existing facilities and employment opportunities through means other than private vehicles, such as walking, cycling, and public transport. The proposed development in the area south of Coventry exemplifies this principle, as it is well-positioned to leverage the services and job opportunities available in Coventry, which are already utilised by residents of South Warwickshire.
5.2.3 This is supported by the Interim Sustainability Appraisal of the South Warwickshire Local Plan (December 2024) conducted by Lepus Consulting, which shows that location SG01 ranks highly among the strategic growth areas based on various sustainability criteria.
5.2.4 In this context, The Bevan Family Homes is actively advocating for the development of The Land South of Westwood Heath Road as a residential-focused project. This site is part of the Strategic Growth Location south of Coventry, making it a viable and sustainable option for development.
