This is ruining the area, and it's an outrage to the protected species on the feild. It will only bring choas and increased traffic which is already a nightmare in Leamington. This site should not be touched especially regarding its size, the back to back housing will just ruin the area and increase overcrowding.

if this site is allowed to proceed Cubbington will lose it's identity as a separate village. This was one of the key purposes linked with the green belt and as such it should be protected.
There isn't a way to access SG5 as a site - the junction at Rugby road and windmill hill is already busy/congested and at times dangerous (we have witnessed accidents here) Access from Buckley road will lead to even more congestion at the junction with Gresham avenue and overwhelm the current calming measures on Leicester street. Accessing it from Parklands will overwhelm junctions nearby

North Leamington is the only secondary school in close proximity with a number of schools already feeding into it. Its currently at capacity - you are suggesting 3-5000 more houses, so even if it wasn't quite at capacity there isn't secondary school resource in the area for this number of homes. Lillington school is the only one in the area with some spaces, at primary/junior level but clearly not enough for the number of houses/development proposed. It will also impact choices local residents have about where to send children to school as they become heavily overly subscribed.

No supermarkets in N.Leamington. only 4 road bridges across the River Leam, 5 railway bridges and 5 over the Grand union canal. And only 1 road bridge across the river avon to get to Warwick. Majority of employment is in south or central Leamington. Facilities are in South Leamington (retail parks/shopping etc). These constraints mean town only has certain capacity for North/south traffic which is already exceeded with gridlock (take recent road works and impact this then had in traffic from North to South). There is already an issue - building more houses will make this far worse/impossible.

There are badger sets in the area. They'd be decimated by the housing proposed. No sites have been proposed to offset the inevitable biodiversity los in the local area. Surface water naturally drains down the hill into the river Leam. Cubbington has a severe history of flooding - building on it's natural water run off will likely make this worse. It's unclear how the housing would be connected to the local sewerage network, e.g. without installing a significant amount of infrastructure through Newbold Comwyn which is clearly unacceptable

The proposed site is green belt and there are other sites which are not in the green belt which should be prioritised.
The urban sprawl and density of housing would completely join Lillington to Cubbington village.
The land provides a valuable agricultural land and open space for amenity with a number of footpaths.
The existing drainage systems within Cubbington are recognised by Severn Trent as being antiquated and at capacity so the risk of flooding will clearly be elevated with such a huge sprawl of housing.
Schools within the village are at capacity.
Lack of GP surgeries to cope.

Meet without greenbelt. Sustainability Appraisal- Strategic Growth +New Settlements (48,500+6000) dwellings NOT in green belt. Exceptional circumstances NOT met to release greenbelt. Coventry development should adjoin Coventry
Leamington large built-up area.
Legal precedent North Leamington makes strong Green Belt PurposeA contribution.
Fulfils Green Belt purposes. Sprawl, merging towns/neighbourhoods, preserve town character, safeguarding countryside
Not sustainable location, promote car use. Major traffic bottleneck, lack of bridges to industrial/commercial south
High quality farmland land- sustainability/food supply security.
Lose principles "healthy, safe/ inclusive" and 'biodiverse/environmentally resilient'

I am extremely concerned about the plan for new housing and do not support the proposal to build on site SG05 for numerous reasons (attached) including, the proposed review of the Green Belt and removal of the proposed designation of ‘Wildbelt’ (to protect land for conservation). The local traffic and infrastructure impact, the destruction of precious wildlife (including resident badgers (a protected species) and foxes) habitat and environmental impact. The impact to local community from the scale of the proposed housing – it exceeds likely needs and will have significant negative impact to the quality and character of the local area.
The proposal to build on the designated SG05 space has been repeatedly rejected in past decades with well established rationale that do not need to be restated as they should be well known. The considerations are simple and remain applicable in 2025 – Designated Green Belt, long-standing Agricultural use, current (and likely exacerbated through housing development) flooding and drainage issues, access issues, infrastructure investment needed to support such large numbers of additional houses, geographical separation of employment / commercial zones (also road / railway network access) from proposed residential areas likely to cause significant traffic pressure and environmental impacts, capacity constraints within existing schools, doctors, dentists and local shops.
The projected population growth is not a simple metric that equates to a need for x number of additional houses across the county – the affordability gap is also likely to increase and the demographic mix needs finer consideration. There are many more reasons for the proposed developments in SG05 and SG06 not to proceed and the proposal for greater development around Hampton Magna and Hatton makes much more sense due to the proximity to road and railway networks as well as removing congestion from town centres by building on a better located site allowing proximity to local towns and facilities.
Having already submitted my representation, I have also now received the local councillors submission which is wholly correct and needs to be considered alongside the points I have raised independently.

I believe the area bordering Newbold Comyn should be removed from SG05, to preserve the quality of this space and avoid it becoming a urban park, enclosed between housing

Inappropriate development in the Green Belt. It is wholly wrong to develop on Green Belt land. Traffic levels, already exceptionally busy at times, will increase and lead to increased levels of congestion, pollution, noise and smell and road safety. There will also be severe visual impact in the case of any development. There is no or inadequate provision of other services such as GP surgeries, shops, schools and other community assets. Trees, woods and hedges would be lot, some of them protected/ historic.

I absolutely do not agree with the development of the SG06 site for housing. This is beautiful countryside that will be lost forever. The development of this land will be an eyesore, will add significant pressure to already stressed infrastructure and diminish the local community feel in this area. There are significant developments being built in Leamington, how many more do we really need and especially at the cost of greenfield locations. To build here would be awful but I suspect the so called leaders in charge will not heed any other views other than their own self serving views.

This site sits within greenbelt and its preservation would assist in urban regeneration, preserve the setting of Lillington and preserve the countryside from encroachment. There is a much wider gap between this site and next nearest towns of Rugby and Southam so it does make less of a contribution to both preventing urban sprawl and preventing these towns from merging. However, as I have previously mentioned, your own sustainability appraisal suggests that the very special circumstances for including greenbelt sites in this plan have not been met.

This infill is urban sprawl, which will end Cubbington as a separate settlement. It impacts on greenbelt land. It would contribute further to car dependency. If this development were to go ahead, Black Lane should be pedestrianised/access only to preserve its character and avoid rat-running.

Green Belt - should be protected. Vital farmland. Vital habitats. More trees would be destroyed. More natural beauty would be destroyed. We’ve had to endure that with HS2.
Already disruption along Offchurch Road - Thwaites expanding. More lorries.
HS2 headache. Roads closed often, with no warning. Heavy vehicle traffic - edges of roads gouged dangerously.
Large, new housing estate already between Coventry Road and Rugby Road. More cars.
Local schools full.
Risk of flooding, which already happens at Offchurch Bridge.

Since the Town and Country Planning Act allowed green belt proposals in development plans, green belt allocations have served the nation well. SG05 continues to fulfil the current stated purposes of green belt land:
• check the unrestricted sprawl of large built-up areas
• prevent neighbouring towns merging into one another
• assist in safeguarding the countryside from encroachment
• preserve the setting and special character of historic towns
• assist in urban regeneration, by encouraging the recycling of derelict and other urban land.
The Government attaches great importance to Green Belts. SG05 clearly meets all five of the criteria.

I disagree with the proposed development in the South Warwickshire Local Plan due to its potential impact on local infrastructure, green spaces, and community well being. Increased housing could strain roads, schools, and healthcare services without sufficient investment. Additionally, the loss of natural habitats threatens biodiversity and reduces public access to green areas, which are essential for mental and physical health. The development may also conflict with sustainability goals, increasing traffic congestion and pollution. Alternative sites or a more balanced approach should be considered to protect South Warwickshire’s character and ensure responsible growth.

SG05 is shown as directly adjacent to the Newbold Comyn country park which provides much appreciated accessible green space and amenities for local people. SG05 development would detract from the benefits of Newbold Comyn as follows:
- impact the environmental and ecological aspects of the Comyn
- make the Comyn more of a town rather than country park
- block views and access to the countryside from the Comyn
- put more pressure on roads in the surrounding areas which are already blocked at weekends/during regular events on the Comyn
I look forward to some amendment to the SG05 plan.
