The infrastructure of Shipston, in particular sewage, and schooling are already overburdened. The proposed sites are both good quality agricultural land, particularly the proposed site on the Brailes side of the town.

This area of land is adjacent to the river and floods regularly. The town requires the flood plain to protect the existing infrastructure. Building on this land is irresponsible in my opinion. Photos are from Feb 2024

We live across the river opposite the proposed site and already experience flooding in our property when the water levels are high. We are concerned about the risk of flooding to our house with the proposed new development. Facilities in Shipston already over stretched with no space at theoxal school, dentist or doctors and not enough parking in town. We have lived here for six years and are still not able to register at the local dentist.

Not just housing needs to be light commercial, office, comercial spaces, petrol station, new town hall building, possibly school, etc..
Needs a new road branching off from A3400 at point 52.071119586408706, -1.6190884334614661 a new bridge over Stour at point 52.06821973986743, -1.6173709146839303 and the road to continue all the way to join B4035 at point 52.059411434397475, -1.6092886095942238
Bridge needs to be high enough so it can be used as alternative when Mill bridge and Honington bridge are flooded

The infrastructure of Shipston on Stour cannot cope with the current demographic demand let alone an increase. Equally building on a flood plane will only push the problem somewhere else with likely catastrophic environmental impact.

Shipston has grown massively in the last five to ten years. We do not have the infrastructure, jobs or roadways to handle a large number of additional houses. In addition the suggested land floods regularly. It is also in close proximity to a water treatment plant which could provide unpleasant smells. The planning team just denied permission for an additional supermarket and our “hospital” no longer has any beds so is unfit for a large number of residents. There is poor public transport to local towns.

Shipston’s infrastructure is already stretched beyond its limit. Schools, doctors, roads etc are struggling under severe load, and many other services (hospital with beds and injuries department, fire service and police) have been stripped away in recent years. Additionally, the location of the SG17 houses are largely on notorious floodplains. The extra resulting traffic would also add to very dangerous country roads (the B4035 having had multiple fatalities at one proposed site). Shipston has already seen enormous growth in recent years, and the qualities and character of it as a rural town are at risk with these further planning proposals.

No - I strongly oppose, there is insufficient infrastructure, some is flood plain ground and could cause flooding to existing properties that have not flooded previously.
Shipston in a valley with further build liable to cause problems to existing properties (look at the frequent flooding/sewage issues for areas like Berry/Queens avenue due to the inefficient drainage in the Campden road estates).
A large part of the proposed land is in Barcheston/Honington parish - bridge would not cope with the volume of traffic.
Local villages (willington/Honington) would become rat runs - the road infrastructure is not sufficient - accidents could occur.

Increased flood risk - Fell Mill Lane area regularly floods. Additional traffic (cars), bridge wont cope. Farmland replaced with tarmac/concrete add to flood risk, damage natural environment. Inadequate infrastructure - no hospital, no large supermarket, over subscribed junior senior schools, no Sixth Form provision, no access to rail travel, infrequent buses with limited destinations. No employment opportunities. Proposal not proportionate to the existing town. Shipston town centre cannot cope, insufficient parking. Rural roads. Current residents [redacted] against as proposal would cause more flooding. Hospital 30+ minutes away by car, no public transport to it. Would be a giant dormitory.

The proposal to build new houses in SG17 is strongly opposed on the basis of the heightened risk of flooding over what is currently designed as a flood plain for those regular occasions on which the River Stour at Shipston floods. The risk to properties bordering the river plus those communities downstream is considerable and currently flooding already causes damage to properties along Church Street and Mitford Bridge areas.

Shipston does not have a train station, a hospital with beds, any available NHS dental practices, school facilities or sufficient bus network to accommodate more housing. We are 10 miles from the nearest train station. It does not make sense to build houses here, especially on a flood plain that regularly is underwater

I do not agree with SG17 due to the flooding in Shipston especially near Mitford Bridge. This area is presently acting as a flood plain. The town has already had sewage problems since the new housing estates have been built so this would make more problems. We need a sixth form college. Bus services are abysmal. More employment, a hospital with beds and schools are needed now not more houses. This is not a user friendly method for comments especially for older people. The public consultation at Shipston leisure centre today was chaotic and an insult to the town

Shipston-on-Stour cannot sustainably support further planning proposals due to critical infrastructure limitations. The town faces significant challenges including vulnerable flood plains, overwhelmed healthcare services with two-month consultant waiting times, and severe parking constraints. Development at this scale will exacerbate existing flooding issues. Proposed developments would increase existing pressures on medical facilities, drainage systems, and local amenities. The potential population growth threatens the town's character, environmental integrity, and ability to serve both residents and surrounding villages. These factors collectively demonstrate that additional housing or urban expansion would create unsustainable strain on Shipston's already stretched resources and community infrastructure.

I am not in agreement with the two sites REFID 747 Land at Leasow farm & REFID 148 Land at Fell Mill Farm both of which are in a flood zone 2 & 3 with an Amber scoring in the HELLA Part A score. 5% & 42% respectively. The whole area is in a flood plain, which regularly floods when the river Stour overflows during heavy rainfall.

1- the area identified to the south of the town could only be accessed by a single track road that cannot be widened.
2. The flood risk to the existing houses is Unacceptable.
3. Unacceptable impact to the existing development, impact on surroundings, countryside and green space.
4. Shipston has already changed and it's characteristics are materially changed feom the previous developments.
5. There is vehement opposition feom local residents.
6. The infrastructure of the town has not kept pace with the scale of the developments.

Areas are located on flood plains; there is insufficient infrastructure to cope with any more buildings; schools, doctors , high street is just not able to cope with current population; no work opportunities in the town, we would become a satellite town. Absolutely object in very strong terms to the number of suggested properties; local people are being out priced for property in a town they have lived in all their lives. As mentioned, the infrastructure cannot cope now, flooding is already unprecedented & if flood plains are used to build, this can only get worse.

Shipston has no infrastructure already cannot cope with traffic, parking, sewerage pumping up in the streets flooding from the river, no GP or dentists, loss of fire station no supermarkets or petrol station no electric charging points, lastly no employment, how will more poor quality housing make it better.
