I am writing regarding the South Warwickshire Local Plan, specifically Areas B1 and SG07.
I strongly object to the extent of these proposed developments. The size and scale of the proposals are effectively creating a new town in the Greenbelt and would merge Warwick with Hatton and Hatton Park. This is why the Greenbelt was established. I do not believe that this amount of housing is actually required. There are more suitable sites for development - in town centres and on brownfield sites. The Greenbelt is precious - food production is essential and concreting over such beautiful countryside is criminal. The road where I live would be severely impacted by the increased traffic such a large development would inevitably create.
Please, please, please do not allow this to happen. If more housing is required, then surely there are more suitable sites.

1. The proposed site is on undeveloped land (used for farming) and is entirely within the Green Belt. Green Belt land is an important resource which must be protected from such a development.
2. The infrastructure (drainage, foul water disposal, roads, water supply, medical facilities at Warwick Hospital etc.) are completely inadequate.
3. The mitigation proposals are completely inadequate and are not even being proposed for the benefit of the area.
4. The type of housing is not what is actually required, that is affordable housing and housing suitable for first time buyers.

This is greenbelt land in part of Ancient Arden and should not be developed.
It is vital that we retain valuable farmland for future food security. The climate crisis means we need to be less reliant on imports.
The road network would require massive resources financially to enable the site to be viable.
Development here would destroy our countryside which we should be preserving for future generations.

This is farmland and should remain so. My parents farmed this land & my brother still does.
It is abhorrent to think that we should concrete over our countryside. We need to preserve the farmland we have.
Hatton Station is wholly inadequate in infrastructure to accommodate this proposal & would cost millions to make it viable.
Wrong location for a development of this nature.

1. The proposed site is situated within the Green Belt which is already under significant threat of overdevelopment.
2. The area is currently productive farming land, the loss of which will impact our food security.
3. Hatton station is central to the proposed development and it now appears that it is not easily possible to expand it to cope with the increased volume of commuter traffic.
4. Plans to encourage walking and cycling are well intentioned but in practical terms most journeys are likely to require the uses of a car. Traffic will significantly increase and existing roads will be unable to handle this.
5. The Arden landscape should be protected.
6. Better sites are available elsewhere.

We are writing regarding the South Warwickshire Local Plan, specifically, Areas B1 and SG07.
Please do not give the go ahead for a development of this size at Hatton. It will totally ruin the area and will effectively merge Warwick with Hatton and Hatton Park. This area is already losing farmland to the solar farm at Honiley and the remaining greenbelt is precious and must be protected. There must be better sites, more appropriate than this. The Greenbelt has been established for very good reasons, all of which are still appropriate and relevant. This area will totally lose its identity, it will just become a suburb of Warwick, it is so important that this is not allowed to happen.
I have lived here all my life - I love this area - please do not destroy it. I strongly object to the proposals.

Warwick, Leamington and Stratford already suffer from serious urban sprawl. Congestion creates stressful journeys and pollution. Massive queues are caused by the slightest issue and roads cannot cope with thousands more cars and commercial vehicles. Parking is a major issues, even on trading estates. Trains have limited capacity and do not take people to their destination. There is no underground or viable bus services. Green spaces provide wildlife habitats, mental health benefits, soak up pollution, and supply food. Settlements should be surrounded by Green Belt and its destruction should be a last resort.
New facilities are often promised but not delivered. There is no promise of a new hospital. Warwick Hospital is bursting at the seams. Building schools can be done but they require teachers and resources - will the developers be funding these as well? This development would have huge financial, environmental, and mental health costs.

This development will create traffic issues which will restrict the movement of ambulances from Warwick Hospital and carers. Issues were previously caused by the extensions of Hatton Park and the resulting congestion near the Shell garage. This much larger-scale development would put thousands of extra cars onto the roads around Hatton and cause even worse issues.

We object to this proposal. It would have considerable impact on our parishes and transform the character of rural west Warwick. Residents expressed overwhelming opposition at several meetings with unprecedented attendance.
This proposal would result in loss of open countryside, a valuable recreational resource which helps to define Warwick's western boundary. The agricultural land is Class 3A and contributes to food security at a time of increasing global instability.
Hatton Station has limited facilities and service with little opportunity for enhancement. It would not realistically reduce car usage significantly. The local roads consist of the A4177, one B road, and single track country lanes. Connectivity to the wider network is limited. It is difficult to see how this could change.
Schools and GP surgeries would likely be included in the development but it is unlikely these could be in place before the houses are built. Existing local facilities are already at capacity and could not cope in the interim. Warwick Hospital is also at capacity, with no room for further expansion. There seems no indication on how secondary medical care for this settlement would be provided.
It is implausible to achieve 10% improvement in biodiversity by placing 8000 dwellings, employment and infrastructure on agricultural land. Presumably this would be achieved by 'off-setting', a process in which we have little faith.
We acknowledge that, as in the 2015 Plan, some pockets of land may need to be removed from Green Belt to fulfil South Warwickshire's housing allocation. However, development on this scale on the remaining land that separates Warwick and Leamington from the West Midlands would be a tragedy. Once lost, it cannot be recovered.

I object to this proposal for the following reasons:
1. The Green Belt Review Stage 1 indicates that this site contributes significantly to preventing urban sprawl and maintaining the character of the countryside. Development would undermine these purposes of the Green Belt and set a precedent for future encroachments.
2. The current rail, road, school, and healthcare infrastructure is unsuitable to accommodate 6,000 new homes. In particular there are several bottlenecks across the canal and railway line in the area. The HELAA highlights the need for upgrades, which are not addressed in the plan.
3. The development threatens local biodiversity and geodiversity. The Sustainability Appraisals emphasises the importance of preserving natural resources and landscapes. There are also flood-prone areas on Brownley Green Lane which would be exacerbated by concreting over already poorly drained land.
4. There are several heritage assets that could be adversely affected. The new settlements document notes the potential harm, which could detract from the region's historical value.
5. Community feedback and surveys indicate significant local opposition to this development. The SWLP guidance suggests developments should meet local needs and have community support, which is clearly lacking in this case.
I urge you to reconsider the proposed development in the B1 Hatton area and explore alternative solutions that align with sustainable development principles and respect the character and needs of our community.

I wish to object to the proposed plan "around" Hampton Magna, building of more homes on Green Belt Land, Impact on the environment, traffic and transport, noise levels and pollution, also local amenities and services.
Our roads are already rat runs around Hampton Magna, they are extremely busy roads with grid lock. Concerns for wildlife and historical significance of a site. Both England and Wales have wildlife protection and policies. Taking all this into account, we will become grid locked. Please register my serious concerns.

I am a longtime resident of Station Road, Hatton. I am passionate about the countryside and wildlife. I enjoy walking and consider it vital for my well-being. I strongly object to B1 and SG07 on the following grounds:
• Large developments are out of keeping keeping with the local environment and heritage.
• The owners have designated this a Conservation Area and it is a shame they are prepared to destroy all the good work.
• Major upgrades to all roads around Hatton would be needed BEFORE work could take place - is this deliverable and affordable?
• Hatton Train Station has limited service and capacity to improve due to its size.
• No intention to enlarge or upgrade Warwick Hospital.
• GP Surgeries are at capacity and the proposed population increase would be unsustainable.
• Loss of productive farm land are permanent and would result in more reliance on imports.
• The new "Union View" housing estate still has unsold properties. Huge numbers of additional new houses are not needed.

I do not agree to the vast amount of houses the size of a town being built on greenbelt which has been farmed for hundred of years.
The lack of roads suitable for the amount of traffic which is already very busy and speed limits aren't respected which is frightening for elderly and other pedestrians to walk on the roads. Lack of capacity for extending Hatton Station and limited service.

I object to proposed allocations B1 and SG07.
Primarily, my concern is that the impact of large developments on Warwickshire's biodiversity is not clearly understood.
There is profound evidence that ecosystems are in decline through climate change and human destruction of natural habitats. The relationship between green infrastructure and human settlements determines the physical and mental health and well being of communities. Developers give assurances about biodiversity but their actions show otherwise; for example developers at the Heathcote Park site showed 'compliance' with laws protecting nesting birds by netting the trees and hedges before construction work to prevent any nesting. I doubt that independent scientific evidence would conclude that a development of this size would not alter the balance of biodiversity.
There has been no Natural Capital Accounting survey of the area. The value of the green assets on the site is unknown. Destroying them will harm air quality, production of food and clothing, increase costs for the NHS, and cause other social issues for existing communities. The Landowner has designated this site as a Conservation Area and likely received financial support from the government in return. This should be taken into account. The road network is inadequate for this level of development. Narrow lanes and weight-restricted bridges require continual repair. Network Rail confirm the platforms at Hatton Station cannot be extended and frequency of trains stopping will not be increased.
Transport, water, sewerage, and electricity infrastructure must be in place before development starts in order to avoid adverse impacts on existing communities. Developers and not council tax payers should be responsible for funding the infrastructure. There should be no road network disruption during implementation.

The site is located in green belt and there are no special circumstances to build on it.
Hatton Station has limited facilities and cannot be expanded and this will lead to traffic congestion.
The A4177, Stanks Island, and A425 will be overwhelmed by extra traffic. One of the most pressing issues is the inadequacy of the road network to accommodate the increased volume of traffic.
The local infrastructure is simply not equipped to handle the influx of road users that this development would create.
Schools, hospitals, and other services in Warwick will struggle to cope with more people.

I must object to the proposal for the building of vast numbers of houses, roads, schools, shops and surgeries in the small rural area of Hatton. This is a farming community, a green belt area, where residents by choice live in a quiet area with a close knit community enjoying the countryside away from Warwick. The roads are already busy enough
Any new development would change the village life forever and the countryside would be lost forever. Warwick is already struggling with the volume of traffic passing through and there are serious problems with parking, which has a negative effect on trade for local businesses. A massive build of housing stock would surely only add to this problem.

Proposed new settlement B1 Hatton
The world is changing rapidly. Britain needs enough land to grow food for itself and green vistas need to be retained for mental health and balance.
This farmland and undulating vista really must be retained!
There has been much housing development at Hatton Park, roads updated to accommodate increased demands and it seems to me the infrastructure is already at capacity in this region, with queues often.
I don't believe the plans adequately deal with the huge increase in population proposed.
The station is not adequate for such huge increase in demand.
A rural community has huge value and needs to be retained...ie. Little Shrewley, Shrewley, Hatton Station...not become a huge town, extension of Warwick...
Better to focus on South Leamington area where infrastructure is there, and a town already in place.

NPPF 13 (protecting Green Belt land) has an imperative purpose, to assist in safeguarding the countryside from encroachment and should ensure priority is given to non-Green Belt sites. ‘Land is to be removed from Green Belt only if the established need cannot be met by other means’. This clearly is not the case given other options in the surrounding and further Warwickshire Area. (X1 and X2 provide 650 hectares of non-Green belt land suitable for development).
Access to the site is insufficient.
Reliance on an underfunded and substantially overstretched local rail infrastructure and near obsolete rolling stock, throwing considerable doubt on ability to fund and deal with extra capacity.
The proposed scheme will not attract employment from the south given the ongoing development and existing schemes at Segro Park - Coventry, Prologis Park - Ryton and the proposed Gigafactory at Coventry Airport.
There is a significant risk of excessive noise and light pollution to nearby homes.
Significant and unattainable drainage measures will be required to be implemented.

As residents of Hatton Park we are writing to object to above proposed B1 development of agricultural land and woodland in Hatton Parish for the following reasons.
Loss of Green Belt, protected trees and woodland.
Over development within a small village and parish area.
Fine Agricultural Land being used for additional housing and employment that would be better sited on not so good agricultural land elsewhere.
Insufficient local infrastructure, namely schools, shops, GP surgeries and other community amenities.
Additional traffic congestion impact on the A4177 and the junctions at 5 Ways and A46 during both the construction period and when completed.
Noise and pollution from additional traffic.
Overload of existing public services, namely policing, gas, water, electricity, internet and drainage.
Impact on the general character of the Hatton Parish area from an agricultural rural area area to what will effectively become a new town.
Loss of countryside amenities such as Hatton Country World, footpaths, wildlife areas, horse-riding, cycling and walking areas.

I want to Keep Hatton Station Rural and have seen a rough map of the proposed build using the Arkwright estate and beyond.
I have a concern that going ahead with such a build, apart from using up non-developed Green Belt, will over-stretch the current infrastructure’s to an extent it will be unable to handle the extra traffic involved. Construction and the supply chain necessary to to meet such construction demands will be virtually impossible without significant investment in improving/changing the current infrastructure’s ability without impinging on current habitat of wildlife and people.
