Infrastructure water/sewage unsuitable for additional burden. Some of the land in Wellesbourne is subjected to flooding. Loss of agricultural land - good quality and productive arable. Run off from new development impactful on brook running on north side of the village increasing flooding. Loss of wildlife habitats - wildlife has been pushed out of areas fenced for solar farms... lack of local amenities. Loss of open space. Why are the Allotments shown as part of strategic growth area?

Wellesbourne's growth has already been vast & the infrastructure & facilities do not allow for further expansion. Wellesbourne is fast losing it's village status. The Doctors, Dental Surgery & Wellesbourne school cannot accommodate the huge influx in residents that this proposal will bring. The green belt is not only vital from a visual point of view for the village but also for the wildlife & flood protection that it offers. Building in areas where there is already a recognised flood issue is just nonsensical. Already struggling roads, proposed quarry; safety is paramount & this is negligent.

Proposed development would impact and damage the rural open countryside surrounding Wellesbourne. There will be an impact on the flood risk to the village due to water run off unacceptable when the village has previously suffered severe flooding. Road network is only connectivity for the village and this is already heavily congested; further development will increase this congestion which in turn will lead to higher pollution levels reducing air quality. Loss of local farm land used for food production impacting then on food security. Destruction of the Green Belt Land and local wildlife sites. Threatens status as a village.

I disagree with this area being included.
I and my family have lived in this area for 40 years. We , along with many others cherish it. The beauty of our surrounding rural landscape has already been diminished by Wellesbourne housing expansions and Solar " Farms ".
This critical farming and rural area which includes Conservation villages absolutely should not be damaged further as described somewhat horrifically in the proposal.

I am not in favour of this site being included mainly due to the impact on traffic on the A429. There are already many HGV
Vehicles using the road to and from distribution sites in Wellesbourne, as well as occupants of new houses there.
We may have a quarry nearby also using the road, and also this road is the gateway to the Cotswolds.

I strongly disagree. Urbanising this area is simply immoral given that it is a beauty spot and does not require more low cost, high maintenance housing. This is an area of historical significance particularly near the medieval villages of Newbold Pacey which is already being ruined by the construction of Solar Panels. The proposed plans will also have a significant effect on the wildlife.

If implemented, these proposals would inflict irreversible damage on Wellesbourne’s landscape, infrastructure, and community well-being. The lack of clear plans for expanding essential public services presents a significant challenge for the existing residents of Wellesbourne. The village’s schools and healthcare facilities are already struggling to meet current demand, and the addition of a large number of new homes would put even more pressure on these overstretched resources. More private vehicles would lead to greater traffic congestion and worsening air quality and more houses would result in more surface runoff which heightens flood risks in an area that already floods alot.

Recent development at Wellesbourne provides suburban sprawl of housing not affordable or suited to 20-40 year olds in their early career. SG15 threatens to increase this sprawl and ruin the rural character and Charlecote, very much to the detriment of Stratford-On_Avon. It would also require massive changes to local roads to cope with the traffic.
Just the eastern third of SG16 would provide enough land to provide housing if built at 160 dwellings per hectare and suit singles and couples better.

We agree with the location identified. However, the boundary of SG15 should be amended to include land east of Warwick Road, Wellesbourne which has been omitted.
Policy WW7 of the Wellesbourne and Walton Neighbourhood Plan allocates land east of Warwick Road for new housing within Wellesbourne. The Policy includes a plan of the Site showing that an area can be reserved for housing outside of the flood plain, whilst providing new areas of open space and a connection with the existing green space on Hopkins Way. Ashberry can realise these plans and can bring forward new housing in this location.

Area is valuable agricultural land and its loss will irreparably harm rural character of area. Roads cannot support the extra traffic. A429 and Longbridge already overloaded at peak times. Road widening and building will not alleviate this. Development would damage landscape archaeology and be to the detriment of residential amenity. Area rich in medieval and earlier archaeology. The beauty and setting of Charlecote, a heritage site (important to local economy), would be harmed. This will set a precedent for unsightly and polluting urban sprawl between Leamington and Wellesbourne, with consequent loss of residential amenity and agricultural land, flora and fauna.

Further refinement is needed before inclusion in future proposals.

I do not agree to the proposed plan. Wellesbourne already has inadequate education and health facilities right now and does not have the infrastructure for more houses. The increased number of vehicles new housing will bring, will significantly increase pollution especially as the public transport facilities in the area are very poor.

I object to this plan. The road, water,telecoms, electric cant cope with even more houses.
We already have the smell of sewage coming from severn trent works that got worse when the other houses were built. No one has upgraded the infrastructure since 1980s

This brings residential development up towards BARFORD and indeed the threatened quarry.
Too much traffic already on A429 especially on market days. Any event or local closure backlogs the roads all around.
Junctions at BARFORD would need further improvement to be able to exit towards M40 from the village

The infrastructure in Wellesbourne cannot cope with yet more housing. The primary school is full, the dentist isn’t taking any more patients, the traffic is already dreadful. The proposed site will remove valuable farmland, cause a flood risk if built upon, and will blight the lives of local residents who are in danger of losing the character of the village forever.

Six of these areas are on land upstream of the pinch points in Wellesbourne on the Newbold Brook, and the River Dene.
Both watercourses flood many areas of the village, and flood over 120 properties.
Building on these areas, even with the provision of Sustainable Drainage Systems (SuDS) will increase the risk of flooding dramatically.

Development on non-green belt land should be prioritised over development on green belt. Total housing needs can be met without developing on green belt so morally not right to remove green belt without exceptional cause.
These areas are better supported with existing infrastructure and transport network without requiring major investment on more remote, less connected areas.
The opportunity in terms of yield is higher in these areas so there is a duty to fulfil the housing needs in the most responsible way considering this and the green belt obligations.

We are hugely concerned about the detrimental effects this will have on the nature and wildlife that surrounds our village. We regularly walk through the fields around Wellesbourne, particularly over to Moreton Morrell where my parents parents live. It would be devastating to see this land urbanised and built upon. Wellesbourne is already a very large village and we are verging on losing that status if these housing developments continue. Wellesbourne has had it's fair share of developments over the years, but this is a step too far. Our local amenities and services won't be able to cope.

SG15 excluding the development of the Warwick University/HRI site marked in green on the plan is an overdevelopment of Wellesbourne, for which no further infrastructure is planned to be provided in this plan.
The existing transport corridor of the A429 is already at capacity by Longbridge Jct15 M40. Currently this is the only public transport route serving Wellesbourne on a regular basis ( infrequent as that is). The other bus route runs only 4 times a day and does not cover early morning and return journeys in the evening.

There must be infrastructure in place before any building should take place. Reasonable transport links with site being close to the M40 and employment opportunities close by, there will need to be schools, community centres, shops and pubs, so this is a community rather than an add on. There must be provision of green space to actively support mental health and well being of potential residents. There has been much new building around Wellesbourne, but each tranche of new houses has been built without the relevant infrastructure, putting strain on existing facilities. This must be remedied with any new developments.

Concerned about the extent of new housing being proposed which will spoil the heritage and tourist appeal of the area near Charlecote Park and Stratford.
Concerned about the increased traffic if more housing is built. We already have too many problems through and near our village which causes queues on surrounding roads. Additional plans should be considered together - Airfield, HRI, possible quarry - issues with speeding, noise, air pollution alongside delays to work.
Concerned about how the local services such as Gps, hospitals, schools will cope with increased population.

This development will likely require treatment at Wellesbourne (STW) Treatment Works, this Wastewater Treatment works has very high capacity constraints and high environmental constraints. Due to the size of the development, it is recommended that network upgrades will be required, alongside hydraulic modelling and engagement with STW. As this site has very high capacity and environmental constraints, it is recommended to avoid this site. Overall this development site is considered a very high risk location.
