This site is significantly better than the BW site, as it lacks heritage constraints and does not contribute to the same level of urban sprawl.

Crynodeb o'r Gynrychiolaeth:

At nearly 1200 acres, this is gross overdevelopment near a rural and picturesque village. (Noted it is as far away as possible from Stratford town!)
Infrastructure/access problems would be horrendous. 0verall development nearly 6x the size of Dickens Heath!

The proposed development would have a detrimental impact on local wildlife and reduce access to nature for people living in urban areas. Please consider widlife sites at River Alne LWS, Round Wood and Long Wood LWS, Grove Wood PLWS and Grotton Hill Wood LWS.

Ymatebydd: Heart of England Forest

Crynodeb o'r Gynrychiolaeth:

The Heart of England Forest has created a significant area of native broadleaf woodland, grassland and wetland habitats (approx. 35ha) within the centre of this area. Should A1 be adopted within the SWLP, any such development would put significant pressure on the site and should not be included within any future plan. The inclusion of the area would compromise its ecological integrity and be counter to both the LNRS where the Government has committed to ensuring 30% of land is protected for nature by 2030, and draft Policy 36 within this document.

Yes, if the South Warwickshire area get allocated housing from the Birmingham area then this would be a suitable area to develop as it has good road links to the Motorway network and rail line at Tansey Green. for access into Birmingham.

Crynodeb o'r Gynrychiolaeth:

Site 515 lies immediately to the north of A1. This is a logical area for a new settlement as it already has committed landowners and is not reliant on a future call for sites exercise. Part of this new settlement would be highly attractive to B2 and B8 businesses. It has 2 bus services and is near 2 railway stations. Its development will help support services and facilities in villages nearby. It is also close to the conurbation, and has easy access to the motorway network. Site 515 could facilitate an expansion of the school supporting New Settlement A1.

Agree this option is "less suitable" as it is in a rural location within the Green Belt. The option contains 40+ha of woodland. and contains Mockley Wood Local Wildlife Site (LWS) and Round Wood and Long Wood potential LWS and brooks in the River Alne catchment area, the River Alne is an LWS.

Crynodeb o'r Gynrychiolaeth:

This development will likely require treatment at Redditch - Spernal (STW) Treatment Works, this Wastewater Treatment Works has low capacity constraints and high environmental constraints. There are network constraints as the distance to the nearest WWTW with available capacity is 3km, therefore significant infrastructure upgrades are required and there are significant costs associated with this. Overall this development site is considered a high risk location.

Crynodeb o'r Gynrychiolaeth:

The land South of Tanworth is prime farming land which would be lost with the proposed development. The local roads are not equipped to handle such an increase in traffic. These roads are regularly used by pedestrians and cyclists with many coming through the area from the Solihull/South Birmingham area. The proposed development would increase traffic to make such use dangerous. There are limited facilities and shopping nearby and hence this would create significant traffic to neighbouring areas. The train service through Wood End would not support commuting and hence the development would place significant strain on local roads.

Crynodeb o'r Gynrychiolaeth:

The site holds considerable ecological value
<2 km from an existing settlement.
In a Sustainability Appraisal by Lepus conducted in November 2024, this site was rated 11th among 12 sites.
Utilities in the area are sparse, with most homes relying on independent systems for sewage, water, and gas/oil.
The surrounding roadways are mostly narrow lanes, many of which suffer from surface water flooding. These roads would be unable to handle the increased traffic and would require significant upgrades, leading to the loss of wildlife habitat.
A large portion of the proposed site is woodland, offering substantial benefits to wildlife.

Crynodeb o'r Gynrychiolaeth:

A1 south of Tanworth-in-Arden: A new settlement here would be wholly out of character with the rolling Arden landscape. The land is all Green Belt and has strong biodiversity, and recreational value. It is not a sustainable location. It would require much infrastructure and generate traffic on rural roads. Tanworth-in-Arden is a conservation village whose setting has been effectively protected through the Green Belt and Conservation Area status for many years. Location A1 should not be pursued further.

Ymatebydd: Mr Alastair Heinrich

Crynodeb o'r Gynrychiolaeth:

Sites a1 and A1 are placed in locations which would have a disproportionately negative impact to local communities of Tanworth, wood end, ullenhall as the already busy road traffic systems would not be able to cope with the level of traffic created by such a level of additional housing, there have been no indicative plans to implement improvements to link roads and other networks to allow for such level of development. This would be of similar negative impact to local schools, facilities and services as again no plan has been outlined for such increases in domiciles

Crynodeb o'r Gynrychiolaeth:

The village of Ullenhall is already very busy with traffic, the additional site would mean the current infrastructure would not cope. Since we moved to Ullenhall we are unable to get in at the local dentist and have been on a waiting list for 12 months, our current doctors, dentists, hospitals and Schools would not be able to manage the additional volume.

Crynodeb o'r Gynrychiolaeth:

The area is green belt. This proposed development will destroy the village and will not enhance or reflect the local character of the village.
The proposed development will destroy the rich natural habitat for numerous species including Heron, hares, deer, butterflies
The development will mean that the area will be houses etc from the centre of Birmingham to Henley in Arden. The roads especially the M42 is constantly at a standstill and the smaller roads reflect the increase car usage since the house around Blythe Valley were built.
This development would destroy ancient wood land and pasture,.

Crynodeb o'r Gynrychiolaeth:

As this development includes woodland areas and is on green belt land we would suggest this site should not be a priority for development, unless there were significant steps taken to avoid or mitigate any loss of biodiversity and carbon sequestration/climate change mitigation.

This site does not have close access to an existing community healthcare property and will therefore require more significant infrastructure investment to support sufficient provision of out of hospital services for any significant size of development.

This is in green belt which should be protected.
Please take this as my response for A1 B1 C1 etc and all green belt areas.
I do recognise the need for more affordable housing so when they do take place I support the 15 or 20 minute neighbourhood. So that children can walk to school or park. Doctors surgeries and clinics in each area. Local shops like a corner shop, bakers etc. Public Transport and easy access to employment.

A1 – Land south of Tanworth-in-Arden – OBJECT - capacity 9720 homes: areas of green belt and significant harm to character of landscape. Important to keep a green separation distance from Solihull and avoid urbanisation sprawl. One of the worst options for employment.

Crynodeb o'r Gynrychiolaeth:

I formally object to the proposed A1 housing development near Tanworth-in-Arden, particularly its expansion over Mockley Wood. My concerns include environmental destruction, legal issues surrounding the protected Great Crested Newts and ancient trees, and inadequate road infrastructure. The local roads cannot support increased traffic, which would pose safety risks and damage surfaces. Furthermore, local services, such as schools and healthcare, are already under strain, with no plans for improvement. This proposal is legally, environmentally, and practically unviable, and I wish to protect the area's ecological and historical character.

Crynodeb o'r Gynrychiolaeth:

This area is most unsuitable. There are many public footpaths and also a lovely woodland (Mockley Wood), which although being private, the owner allows villagers to enjoy the great spread of bluebells every year and to enjoy the woods at other times too. Building here would be a tragedy for wildlife and the enjoyment of the environment by many people. There are other woods as well. Warwickshire is one of the worst counties for woodland cover, so let's not make it even worse.

Crynodeb o'r Gynrychiolaeth:

It has been noted the SWLP’s potential new settlements A1 – Land south of Tanworth-in-Arden may be within this 15km radius of the airport. Therefore, when considering these, the Councils need to review the Airport’s Tall Building Policy and to determine how this may impact any proposed development within these areas. It is also requested that reference is made to aerodrome safeguarding and statutory consultation with the Airport within corresponding policy requirements and pre-application advice guidance, should this strategic location be carried forward within the Regulation 19 version of the SWLP.

Ymatebydd: Bromsgrove District Council

Crynodeb o'r Gynrychiolaeth:

A1 and A2 are identified in the SWLP Preferred Options as among the 'least preferred' of the potential new settlements based on the evidence base. These comments are provided given the proximity of A1, A2, and SG22 to the Bromsgrove District Council (BDC) boundary.

BDC is reviewing its Local Plan. Growth Options are not confirmed. The potential of Bromsgrove's infrastructure to accommodate Bromsgrove's growth and potential impacts from residents of A1, A2, and SG22 has not yet been established. BDC acknowledges the methodology of locating A1 and A2 close to the A435 due to proximity to strategic road and rail links. The New Settlement Background paper identifies potential settlements with good access to both the road network and the main settlements in South Warwickshire. If A1 and A2 come forward BDC would need clarification on how they would meet SWLP need given their distance from the main SWLP settlements.

BDC will work with the SWLP authorities if these proposals are advanced. Evidence would need to be provided that non-Green Belt sites are unsuitable before these sites come forward. As the evidence base identifies delivery challenges, BDC would require clarification on infrastructure delivery to ensure no adverse impacts on Bromsgrove District should they come forward without full infrastructure in place due to development phasing.
