Crynodeb o'r Gynrychiolaeth:

Site 469 - Land east of Marton Road. Directly behind a new development, Lilac View. In building the existing site (Lilac View) to the south of site 469, the developer had to change plans and build the houses on stilts to mitigate very serious flooding issues. Still have increased flooding in the vicinity affecting nearby Willow Grove houses very seriously. Not a suitable site. Access issues onto the main A423. Urban spread. Need to consult the WCC Flood Team and WCC Highways for information on localised flooding in this vicinity.

Sites all identified as 691. Land east and west of A423, Long Itchington. Several parcels of land belonging to Cemex. Proposals have been around for many years but resisted because their development would surely join up Long Itchington to Southam. Way outside the BUAB as identified in the NP for Long Itchington. If developed would give the parish of Long Itchington a hugely unfair increase in housing on top of recent additions.

Ref site ID 160 - Land at Hatton

I strongly object to the proposed building plans on the land beside my mum's property in Hatton, where I grew up. The plans would eliminate her privacy and views, as they extend along the entire side of her home, which currently borders farmland. This development would significantly impact her quality of life. I have fond memories of playing in the nearby woods, which I believed were preserved for wildlife. The presence of houses in this area would disrupt the natural habitat and the peaceful environment we cherish.

Specific objection to Building Plans to Ref ID 159 – Land at Hatton around Holy Trinity Church

I need to strongly object to the proposed building plans on the land around Holy Trinity Church on the A4177. We laid my Dad to rest at this church and felt comfortable that we as a family had laid him at the local church in beautiful country surroundings.

I am horrified to think that all the land around this extremely old church that has stood in the same surroundings for centuries could end up in the middle of a housing estate. This would deeply affect me and all his living relatives if the peace and tranquillity was lost.

Crynodeb o'r Gynrychiolaeth:

(HELAA Ref: 162) Land at Chadley House, Wellesbourne should be allocated for residential development. It is available now and can contribute toward meeting identified housing needs within the next 5 years. The HELAA Part B confirms that there are no significant constraints, although the binary approach for some constraints downplays the suitability of the Site. Located within Strategic Growth Location SG16, the Site could either form part of a much larger allocation or be built-out as a discrete site. It lies outside the Green Belt and should therefore be prioritised ahead of releasing Green Belt land.

Crynodeb o'r Gynrychiolaeth:

Depending upon the scale, nature, number of units within this development the overall number of properties in the village may increase by 50%. This is highly significant, would alter the nature of the village, much of which sits within a conservation area with adjoining listed buildings, structures of historical interest, dramatically and hence does not sit well within the ‘Spatial Growth Strategy section of the South Warwickshire sustainable development needs’ or ‘Well-designed and beautiful South Warwickshire’ objectives. Farnborough PC are opposed to this specific development option RefID 722 being taken further without significant amendments to its overall scope and nature.

Crynodeb o'r Gynrychiolaeth:

The identification of Strategic Growth Location 05 and particularly Sites 97 Glebe Farm and 191 Bungalow Farm is strongly supported. The sites are highly sustainable and well connected, entirely suitable to meet future development needs.

Although both sites score well in the HELAA, some of the scoring is inaccurate and if properly assessed the scores will lower, further confirming their suitability for allocation and future development. Particular concern is raised regarding scores for:

• Green Belt
• Deliverability and Viability
• Minerals Safeguarding
• Surface Water Flooding
• Listed Buildings
• Connectivity

Crynodeb o'r Gynrychiolaeth:

All potential sites identified for Long Itchington are outside the Built Up Area Boundary. This includes 462, 437, 446, 467, 391, 446, 478, 633, 469, 676, 186, 334, 335, 336, 691. Most are unsuitable for development. The HELAA assessments in are difficult to understand and do not seem very thorough. No reference is made to the Neighbourhood Plan, nor to planning history. Each site serves the purpose of allowing the SWLP to fulfil numbers through windfall development. This is very worrying as it puts the developer in the driving seat with the District merely responding to pressure to build.

Crynodeb o'r Gynrychiolaeth:

I am formally objecting to the proposed development on site proposal 649 in the South Warwickshire Local Plan due to several concerns. Firstly, the site significantly contributes to the Green Belt, preventing urban sprawl. Secondly, there are potential negative impacts on biodiversity and local ecosystems. Additionally, the local infrastructure cannot cope with the added homes, leading to congestion and diminished public services. There are also flood risks that could worsen with climate change, and the development may harm the cultural heritage near historically significant landmarks.

Crynodeb o'r Gynrychiolaeth:

I am concerned with area REFID562 Wessons farm/ grafton lane. This is an area of agricultural land which if developed would have a massive visual impact. It is a considerable distance from the village centre further than the desired 20 min walk to centre and stretches so far that it would allow coalescence to Ardens Grafton . Part of this area was originally dismissed in SCHLAA 2023 (land Parcel 1) as having “a major incursion into open countryside beyond a well established physical feature and with a poor relationship to the existing settlement ,means that effective mitigation cannot be achieved”.

Crynodeb o'r Gynrychiolaeth:

I object to the proposed developments on the field off Cox Crescent (Plan Ref: 633 and 469) and adjacent fields due to serious concerns. The developments risk damaging Great Crested Newt habitats, as confirmed by a recent ecology report, violating wildlife protection laws. Additionally, our current drainage system cannot handle further development, leading to increased flooding risk. Traffic is already problematic and will worsen with further development as there is only one exit from the area. The sloped fields exacerbate runoff and flooding concerns.

Crynodeb o'r Gynrychiolaeth:

In the context of site ref: 596 – Aylesbury Road, Hockley Heath, Godwin Developments are supportive of this site being considered suitable for allocation in a Strategic Growth Location. Whilst it is acknowledged that land north of the site is also included in the Strategic Growth Area, Godwin Developments consider that these sites can and should be developed independently. The Masterplan contained within the Vision Document identifies how this can be developed whilst taking into consideration its surrounding context. Further details about the HELAA are contained representations submitted by Godwin Developments.

Site 600 Land off Malthouse Lane is in an area of local natural beauty enjoyed by visitors. Supports local wildlife. Ni infrastructure to cope with additional traffic and people. Not safely suitable for pedestrians and traffic and easy access of the emergency services. it is also a flood plane to the local lakes. This site has to be removed when there are other far more suitable sites to meet SWLP.

I am commenting on HELAA green belt site 104, which has been assessed as flood zone red and sifted out, compared to site 19, which is still under consideration and rated amber for flood risk. I believe the small stretch of agricultural land at the western part of 104, adjacent to site 19, should also receive a red flood risk rating due to flooding from Finham Brook. Over the last 42 years, I have observed a significant increase in flooding incidents in this area, which can be documented with photographs. Thank you.

Site 650 - Land to the east of Spernal Lane and Appleby Close.
Flooding on the site and most of the village due to climate change. The current drainage in the village cannot cope with flooding/surface road flooding as drains are constantly blocked with silt/leaves.
Corner of Huff Cap pub. Sharp bend/blind corner has had several vehicle accidents due to dangerous bend, making access to site dangerous.
There are many wildlife that use the site. Deer, muntjacs, foxes, owls, pheasants etc. endangering their habitat.
No infastructure to support population of Great Alne/Alcester. Doctors/schoos/employment, full to capacity/cannot cope with current demands.

REFID 233. Land to North of Hampton Magna
*Roads cannot cope with more traffic; they are heavily congested especially at peak times, causing long tailbacks and extra air pollution.
*Exiting A46 along A4177 to proposed sites will create dangerous queues on the A46.
*This is a green belt area and Hampton Magna has already had 2 large housing developments within its boundaries, doctors/school/drainage & water supply etc are already at full capacity.
*Local roads are used as a 'rat run' by people avoiding traffic queues and those using Warwick Parkway station; it's causing dangerous problems for pedestrians/cyclists & horse riders.

REFID 573 Land East of Hampton Magna
*Hampton Magna is losing its character, it has a village/small community feel which helps to keep 'anti-social behaviour' and crime rates down. This over development of the area would destroy that.
*Exiting HM at peak times means queuing for long periods at A4177 and again at Stanks Island.
*There is insufficient infrastructure to support recent housing growth in HM, more means blocked sewage/poor water pressure, overcrowded school etc.
*Local lanes are already used as a rat-run for the station, making it dangerous for pedestrian/horse riders/cyclists.
*It is inappropriate development of green belt areas.

*Biodiversity/wildlife supported by the existing hedgerows and waterways would be lost.
*The school & GP surgery are already at capacity, they cannot cope with a bigger populous.
*Traffic leaving the A46 for the A4177 to HM sites will increase the existing dangerous queues on the A46, potentially bringing traffic to a standstill!
*Increased potential for flooding if the agricultural land if lost.

Crynodeb o'r Gynrychiolaeth:

The plan for B1 goes against Government Guidance on Green Belt Land. To approve this site would go against government guidance. The Green Belt is there for a reason - to separate towns and communities. The plan is heavily structured around everyone using trains but for this to work, Hatton station would need to be significantly redeveloped and we know from recent papers that the railway here is at capacity. Even if it weren't, the cost of the project would be far too high to complete. Essentially, B1 is a bad plan in the wrong place.

Potential problems with this site:
- Access to this site is on a narrow section of road, close to a 90 degree bend on the road through the village
- large numbers of vehicles use the junction
- flooding of water from fields above the location
- public footpaths both along and across the location
