SBW Site 673

The land proposed at Bearley farm is unsuitable. It has very limited, single access via Church Lane and a connecting farm path.

The land extends into protected woodland and exits into an area of historic & protected buildings. Adjacent to this site is further protected woodland planted by the Heart of England forest foundation. Significant housing development would have detrimental impact on the woodland and the objective of rebuilding the prior natural habitat.

Furthermore this land at this site suffers from poor drainage, and dated water, electric & Internet facilities.

Alternate land surrounding Bearley is more suitable.

In the amalgamated HELAA excel sheet Little Hallend Farm (site 737) is included in SG23 – North of Henley, but everywhere else it is excluded. Inclusion of Little Hallend Farm increases the number of preferred option sites in SG23 from 4 to 5 and the weighted HELAA score from 180 to 243. Which is correct?

Ref 169 Land East Of Station Lane. Station Lane is lined with TPO trees. Narrow for lorries already and no footpaths. Many walkers. Extra houses not viable as addition. No gas available and sewage system creaking already. Station has 16 carparking spaces only and trains stop only every 2 hours. Railway capacity constrained. Also station close to school so extra traffic and parking very limited. Station not good reason for big growth in area. Field next to Kingswood Farm listed building and visible from Baddesley Clinton NT property driveway. Field partly in flood area and in canal conservation area. Wildlife-rich

If Hockley Heath SGA or Hatton Settlement go ahead roads will be major problem even if no major developments in Kingswood area

Lapworth Station capacity very limited and no footpath down Station Lane to get to station. Bus service very limited. Access to major roads already difficult but will be much worse if Hatton and/or Hockley Heath developments go ahead. Services in Kingswood already struggling. No gas.

53 Land Adjoining Mill House. Mill Lane very narrow and twisty. Entrance onto Old Warwick Road already quite dangerous. Railway bridge problem for construction vehicles. Existing services in area under stress and would need major expenditure if to cope with many more houses. Site is in canal conservation area. Lapworth Station insufficient capacity to be used as reason for major growth in Kingswood. No chance of being a 20 minute neighbourhood! No significant job opportunities in the local area so cars needed

761 Mill Lane. An attractive piece of countryside on a quiet, narrow and twisty lane. Extra vehicles will cause problems on bends and over canal bridge. Construction vehicles will struggle for access. Good access to station but trains only stop there every 2 hours so of limited use and not reason to see Kingswood as growth hub. Limited local jobs so cars needed and access to road network very poor, especially if Hatton Settlement and Hockley Heath SGA go ahead. Local services and infrastructure already struggling to cope

205. Land adj Rose Cottage. Access down Bromehall Lane is very narrow. Entrance onto OWR very near canal bridge. Harborough Bank fort ruins need to be investigated. Believe a hedgerow report a few years ago suggested that valuable biodiversity in the area. Kingswood has limited local job opportunities so cars needed and all routes have their problems with canals and railway bridges. Traffic also a big problem if Hatton Settlement and Hockley Heath SGA go ahead. Lapworth Station services very limited and of marginal use. Bus service very poor. Would need a lot of development to make 20 minute neighbourhood!

This would confine development into a relatively self contained area that could be easily linked into a Railway/bus interchange development adjacent our largest station Leamington Spa.

This development looks as though it joins up a small rural settlement to the existing and proposed Gaydon development. The SWLP should seek to preserve our rural communities and avoid trying to join them up simply because they are adjacent on a map. There is little correlation between the two communities and the infrastructure between them, particularly the roads, is unsuitable.

Flood mapping has clearly not been adequately considered for SG224 Hockley Heath, both on the east and west side of the A3400. The road floods multiple times per year as existing drainage is inadequate. Hydraulic overload follows, with raw sewage exiting drains into our back garden (i.e. flowing in the wrong direction). This has occurred 5+ times in 18 months. Solihull Municipal Council and Severn Trent are aware of this and have attempted mitigations, but the problem continues. Major drainage upgrades would be necessary if further housing, roads and other hard surfaces are to be built.

Wellesbourne airfield/University link. This seems a good solution to the controversy over the use of the airfield. A small amount of housing could be built near the airfield and on the site of the university building near Wellesbourne. The capacity at local schools would need to be assessed.

Site ref 266, land to rear of Ashmead House, Long Marston. This paddock has been the subject of past planning applications and appeal. Development of this plot is contrary to the Long Marston Neighbourhood Plan policy L&E 5 (Local Gap).
The HELAA assement says that it is deliverable. This is a very contenious issue as the proposed access to the site is not in the ownership of the applicant. Various highways access proposals have been put forward during planning applications without agreement from other parties who have an interest in this strip of land.

Also given the number of planned residences and units for work the bridge in Shipston would need to be looked at as an infrastructure project if this were to go ahead as it would not take to volume of traffic and also the lanes the other side of the river would not take the volume of traffic

I object to Refid 16 on SWLP (fields opp Golden Cross & New Road / Windmill Hill) on negative impact to the rural landscape, detrimental to rural environment. Pedestrians safety is a real concern on Wixford Road & New Road as speed limits are regularly exceeded.
Ardens Grafton & Temple Grafton are non-service villages.
I object to SG20, specifically developing the green fields either side of Grafton Lane & Georges Elm Lane, resulting in coalescence between Bidford & Ardens Grafton.
Preferable sites for development would be to the far side of the Stratford Road (Golf Course) for buses & amenities.

Further erosion of green belt and agricultural land already effected by HS2 and Kenilworth Gate development.

Site SG06 is not a sustainable site as it is not a 10 minute walk to local services including the train station and local shops including supermarkets. For this one must get in a car and drive making the already congested town of Leamington spa already more congested. A park and ride will not alleviate the necessity to leave the car at home and take public transport.
Lets also not forget that this is green belt land – the land next to old Milverton lane / sandy lane is farmed and used for food.

I do not support the approach - too much development with too little infrastructure specifically F1 and F2. The roads cannot handle the traffic, the water mains constantly burst, the schools are oversubscribed, the GPs and in desperate need of updating and cannot handle the current number. ID14 - the land is adjacent to the existing settlement and although currently green belt there is housing a few metres to the north-west, Node Hill House. Even if SG22 doesn't get approved, this land is suitable for a small development.
Once used for hay the yield was poor so it is not good agricultural land.
The HELAA results underline the proximity to schools and health facilities.
The adjacent highway provides easy commuter travelling to Redditch and Birmingham to the north west, and Stratford and Coventry travelling south-east.
