This development will create huge traffic issues for anybody using the Old Warwick road to access the A46 and the M40. It sacrifices green belt land and increases the spread of Warwick to the west into unspoilt countryside. Why not look to develop housing sites between Hatton and the A46 rather than in B1? Is SG07 and the Hatton Hill area not enough development? do you really need to spread down the Old Warwick Road towards Shrewley?

The development of a new settlement provides the opportunity to build amenities which will support the new housing. Rather than trying to use existing already over-stretched amenities in existing towns and villages.
Spatial Growth areas have not taken into account the 'availability of access' to amenities in a 20-minute walk. Simply saying that a school is located in the desired area does not provide a true picture, when the school is already full and has a long waiting list!

ref: planning for South Warwickshire, B1-SG07
We refer to the above proposed development.
I asume you are aware this is desigenated a green belt area of South Warwickshire, and benefits from canel and countryside foot paths. This area has already suffered extensively from the recent Taylor Whimpy develovement which has caused major delays and obstructions to the A4177.
To propose any further development of this magnitude can only further exacerbate the congestion and pollution in this delightful area.

Biodiversity will be impacted, lack of infrastructure, more traffic, overcrowding, schools and lack of thought for wildlife and the impact of them having to relocate - to where? and the effects on the land - flooding, potential subsidence, and the fauna and flora impact. There is not enough here for the ones already living in the area, especially since the new Hatton Park development which is already putting pressure on resources and increased traffic.

There is not the infrastructure around the proposed site to cope with 8000 new homes, bringing extra cars and people. This would also impact on local doctor's surgeries, hospitals, railway stations, roads, loss of green belt land. Warwick would not be able to cope with the extra population. There would be a great cost to to develop new roads, railway stations, schools, doctors, hospital, etc. There will have to be better roads and utility services before the work began. There would be decades of disruption for residents living in the area being developed.
Please use brownfield sites first.

The location of this settlement is unsuitable for several reasons - particularly the impact on local highway infrastructure (particularly to the south of the site), the severe and irreversible impact on the green belt and the likely effect on health and educational infrastructure.
It is also unlikely that Hatton station itself could be developed to cope with the expected number of railway movements without significant investment that is unlikely to be forthcoming - which will mean, unsurprisingly, that the car will be the primary mode of transport and this is neither sustainable or desirable.

We believe that the proposed development faces significant challenges, including the irreversible loss of agricultural land and Green Belt, threatening food security and altering the region's character. Existing local infrastructure, particularly water, drainage, power, and healthcare, is ill-equipped to handle the increased population, raising concerns about flooding, hospital capacity, and overall health impacts. Connectivity issues, centered on the viability of Hatton Station and the strain on local roads, remain unresolved. Furthermore, the project would result in substantial ecological damage, including habitat destruction and increased pollution, and the loss of vital recreational rural spaces.

Permanent loss of productive farmland/beautiful country side, disruption of wildlife, what will this do for biodiversity ?
Surrounding lanes are constantly being used by drivers trying to avoid traffic on Birmingham Road - another 10K cars! total mayhem !
Station Road is already used as a race track when the Birmingham road is at a standstill – no pavements so a constant danger for children/older folk
There are other sites which are not in the Green belt which have been put forward – surely it should be these sites that are prioritised - just such madness it beggars belief ?

It’s disgusting that so many homes and the countryside are going to be ruined by allowing this many new homes to be built. A large portion of the houses in Hatton will lose the views they have and become overlooked devaluing the property. Local wildlife and the bridlepath walks will be destroyed. The current Taylor wimpy site has made it clear that Hatton is not appropriate for this many houses. The traffic, power cuts, internet issues we’ve had since it started have been relentless.

The existing road network and adjacent lanes struggle to cope with the existing development ( and the expansion already taking place adjacent to Hatton park)
Access to and from Warwick will be even more difficult than it already is- the A46/ Budbrooke junction already struggles in spite of the upgrade completed recently.
This is supposed to be Green Belt - there are Brown site areas that are much more suited to support development.

Too much traffic and pollution. Birmingham road would be chaos. Not enough hospitals/doctors for all the additional people. Destruction of precious wildlife and beautiful spaces that make Hatton worth the higher house prices. House prices will decrease as the area will be vastly overpopulated.

Completely opposed to any housing development on Green Belt land.
Our family have farmed in Hatton since 1937 and have worked hard to provide food and to protect our historic heritage and environment for future generations. It is completely wrong that thousands of houses and Industrial Parks are built on prime agricultural land.
The area proposed for development is prime soil which enables the production of high quality crops with high yields. Destroying this important agricultural land will result in the long term loss of important food production as well as destroying natural habitats.

This settlement will create extra pressure on public services such as hospitals. Warwick hospital has already declared a critical incident the added population will mean this will be a regular occurance creating a lower quality of life for locals. The added population will add more cars to the road increasing pollution, less safe, the road infrastructure will not be able to cope with the added cars. Less people will want to live here less tourism as people visit hatton due to it being in the countryside and the canal. Affect local businesses and not many trains stop at hatton station

I formally object to the proposed development on Site B1 in the South Warwickshire Local Plan. My objections include the site's location in the Green Belt, which serves to prevent urban sprawl and preserve Hatton's character. The development could harm local biodiversity, reduce my ability to enjoy walks with my dogs. It would destroy farmland habitats. It would also strain local infrastructure, impacting residents' quality of life. I urge the Planning Committee to reconsider this proposal, prioritising the protection of the Green Belt, wildlife habitats, and necessary infrastructure. Thank you for considering my objections.

* B1/SG07, ranked 2nd in your SWLP draft, has been checked and found to be inaccurate in places or contradictory.
* Desktop analysis has led Lepus Consulting to poor judgements/conclusions
* The Lepus Consulting SA Framework contains errors. Area designated B1 is in Ancient Arden.
* Above Framework suggests that Settlement B1 contains preveiously developed land and that's false.
* Above Framework is inconsistent regarding health. Also, shows no clarity regarding distances to medical facilities within area B1. In fact distances measured are inaccurate.
* SA Objective 11 - Hatton Station is not an accessible station!

Impact on Green Belt
Hatton is a rural area with significant green spaces. Any new development will encroach on the Green Belt, leading to loss of wildlife habitats & agricultural land. Loss of greenfield sites could harm local wildlife, biodiversity & ancient woodland.
Strain on Local Infrastructure & Services
Increased population may put pressure on already stretched services such as GP surgeries, hospitals, and schools.
Traffic & Transport Issues
Any development will increase congestion on local roads such as the A4177 and M40 junctions.
Public transport options in Hatton are limited, meaning most residents will rely on cars, worsening pollution.

There are no exceptional circumstances justifying the removal of green belt land, as per the NPPF, and alternative sites are more appropriate. The drains on Rouncil Lane are already insufficient. The area lacks essential amenities, including a GP, bus/train services, and a secondary school, making it unsuitable for development. Loss of productive green belt land and well-used footpaths would harm the local community's mental and physical wellbeing. Rouncil Lane and Rounds Hill are part of National Cycle Route 52, and increased traffic jeopardizes cyclist safety. Site selection should not be influenced by developers' preferences, and biodiversity would be negatively impacted

The area is Greenbelt identified by statute and is there to separate the Birmingham and Warwick/Leamington conurbations. The identified "argument" of a railway station is false as there is no way to increase any service from that station. There are no employment opportunities locally. Hospital in Warwick is at capacity and cannot take more load. The current road connections are totally inadequate now particularly at Stanks roundabout. I take great issue with this consultation process. Over 600 pages to review. Not enough time. Poorly presented documents full of factual errors. No version control and no peer review. No sign off.

Massive negative impact on Hatton Station residents.
Roads - too narrow causes significant traffic issues
Hatton Station - approaches are by narrow lanes, difficult for two cars to pass, insufficient parking
Hatton Station sits in Ancient Arden Land - should be conserved as it's the only piece of ancient countryside in Warwickshire
Flawed data in consultation doc. eg: Education. C.13.4.1. We are not within a sustainable distance to a Higher Education facility
Active travel issues are clearly demonstrated eg: narrow canal towpath
Food security issues with loss of farmland
Pressure on services eg health / education

Further loss of GreenBelt, already lost to UnionView. Removing land from GreenBelt here is not due to exceptional circumstances, not fully evidenced, nor justified. Permanent loss of vital habitat for wildlife, disruption to important wildlife corridors. HattonPark struggling Hedgehog population hugely impacted and will decline further. No infrastructure for additional 8,000+ houses. Increased and untenable pressure on GPs/WarwickHospital/schools. GPs already dealing with extra patients from UnionView and HamptonTrove developments. Trains heading into Birmingham already full by Hatton. Hatton station would require significant upgrades. Roads unable to cope with increased traffic. Roadworks impact upon wildlife habitats, cause further disruption to residents.

A settlement of such size will add significantly to already high volume of traffic. A new development will have a negative impact on the character and beauty of the area, which is a popular area for tourists. People wishing to visit shops, go to school etc will need to travel by car or bus, which is unsustainable and adds to pollution. Negative impact on the health of residents due to pollution.

Do not believe transport and community infrastructure will be sufficient (doctors, rail, parking and traffic provision - having lived through 12 months of chaos adding one junction to the Bham road...)
Believe we should be tackling brownfield land first rather than reducing agricultural yield, not least if we are moving to a new international protectionist environment.
Do not have confidence in local politicians to deliver this on time, on budget and in full - A46 junction, Longbridge and Bham Road junction works all suggest this is the case.
