I strongly object to this proposal which will put increased pressure on the surrounding roads and villages. The current roads, including the A46 are not suitable for the current traffic.
Strongly object to building on Green Belt land. The area is also prone to flooding and this will affect existing homes as well as the new homes.

This development would destroy the precious green belt and join up Bearley and Stratford. There's valuable wildlife that would suffer, across the site and in the Bearley Bushes such as bats and butterflies. Worst of all the site is divided by the A3400, putting our children at risk when they cross the road to school - which is just not acceptable! There is bad flooding now, and this would be made worse, affecting the whole of the Grange Road estate. The answer to the BW development is NO!

This is greenbelt land and entirely unsuitable for development. The A3400 is busy and the route to Stratford is frequently congested. Development of the proposed site will add thousands of additional cars, delivery vans and other vehicles every day. This will not only destroy the much-admired rural location, but also increase CO2 emissions and both air and noise pollution, damage wildlife and essential wildlife corridors, likely increase flooding, and endanger the lives of pedestrians living in the area. The existing infrastructure is already under enormous pressure and will not cope with population increases. No GPs, no schools, little public transport.

I think that the proposed plan for so many houses near Bearley and Wilmcote is completely disproportionate in scale.
It would ruin the local feel of the area and bring enormous amounts of extra cars to the already struggling area. There is very little infrastructure albeit transport, schooling, emergency to be able to sustain that big an influx in people.
An appalling suggestion on green belt land.
I will fight this proposal in every way possible.

BW area not suitable for new town of 6,000 homes.
Close proximity to Stratford Upon Avon a major international tourist destination of world renown the home of William Shakespeare including Wilmcotes Mary Ardens House both contain conservation areas and listed buildings.
The transport links between two quaint Stratford Upon Avon villages not suitable for 6,000 commuters.
Area does not provide adequate transport links, jobs, would lead to social problems in an expensive area to live.
Targets to build should not destroy existing areas and ruin the country in a location that has attracted a large number of international visitors

The proposed housing development on the green belt raises significant concerns regarding environmental impact and community safety. The area is prone to flooding, posing risks to future residents and local ecosystems. Additionally, existing infrastructure is inadequate to support increased population density, leading to potential strains on transportation, utilities, and public services. Preserving the green belt is essential for maintaining biodiversity and community well-being. Therefore, we must reject this development to protect our environment and ensure the safety and quality of life for current and future residents.

Opposed on the following points
Increased traffic/danger on an already inadequate road network. Bearley cross is a known accident hot-spot.
Increased risk of flooding - additional paved surfaces will add to load on the local rivers and ditch network.
Loss of natural habitat for our wildlife including hedges, trees and wildlife corridors.
Unnecessary development of green belt land.
Destruction/loss of biodiversity forever.

Detrimental impact on area. Fails criteria of transport corridor.
• Train facilities limited. Commuter trains; Birmingham 3, Warwick 1.
• No station parking at Bearley or Wilmcote.
• Increase road travel.
• Henley in Arden to the north is already a bottleneck.
• Vehicles travelling west will use rural roads avoiding A46 congestion; would travel through villages
Stated objective; ‘Residents and Communities’:
“We will act in the best interest of our communities………....understanding their needs to make responsible decisions”
Development neither meets criteria nor is it in the best interest of communities the Councils seek to serve.

In summary, I would strongly recommend that the BW development does not take place, if the region is forced to build this number of homes they should be located nearer to major infrastructure, eg Main Line Stations, Motorways etc and nearer to areas providing jobs like Birmingham, Coventry etc. This would be better for the environment due to reduced traffic, protects the principles of Green Belt and traditional Village Life.

A massive increase in housing, removal of green areas and important natural habitats would completely alter the character of the village and affect the mental and physical welfare of residents putting more strain on local health providers.
The village is also prone to flooding and station road is not connect to mains sewage. The Mary Ardens House\Palmers Farm tourist attraction is of great value to Wilmcote with no other Shakespeare properties offering an agricultural learning centre. It’s removal or enclosure within housing developments would be of great detriment to the villages unique character.

This would destroy the rural character of Wilmcote, Bearley and surrounding villages.
It will destroy agricultural green belt land and countryside and wildlife habitat.
It does not have appropriate infrastructure or transport links.
The rail link is single track and stations have no parking.
The A3400 Birmingham road is already busy at peak times without thousands of extra cars from a large new settlement.
Surrounding country roads such as the Ridgeway will become busy with traffic.
It seems likely it would only be a matter of time before the settlement would extend into Stratford itself and becoming a conurbation.

new development on A34 Bearley
The impact of traffic on local roads will be unable to cope with the huge influx of vehicles, will also bottle neck at the roundabout on A34 into Stratford.
The Snitterfield Road through Bearley village would become a short cut for commuters, impacting on the local community, this road already suffers daily from heavy duty vehicles going to local site.
No infrastructure for work, developments should be where work is based, majority of residents would travel to work creating a greater impact on the environment.
Need our farmland to produce food for our nation.

Summary. Detailed comment made in subsequent responses.
Transport: not near main road routes, limited/ inadequate rail frequency and connections.
Green belt: situated entirely within green belt.
Flooding: area in and around BW prone to flooding
Impact on local communities: a settlement of this size would have negative impact on character and ambience
Alternative transport: using the canal tow path for cycling would require costly infrastructure and would have safety issues.
Infrastructure: All aspects would be challenging and extremely costly.

I don't think any specific demand has been shown for the Bearley Wilmcote area.
There doesn't seem to be a plan to ensure water provision, sewerage and drainage is able to cope with 6000 new houses
I'm not sure that education, Health or dentistry provision in the area is adequate for 6000 new properties and the (at least), double the number of people who would occupy those houses.
Are the new residents going to be employed in the local area? or will the area become a commuter town for businesses in Birmingham and Coventry?

Objections to site BW are:
- Destruction of character and individuality of 2 villages. BW should be reduced in size to allow the integrity of Wilmcote and Bearley to remain intact.
- Mary Arden’s House is an historic building with local, national and international interest. SDC have a duty to protect its unique setting in Wilmcote for future generations.
- The road infrastructure where the Birmingham rd meets A46 is incapable of dealing with the substantial increase in traffic.
- Increased traffic volume Aston Cantlow Rd, Gospel Oak Lane and Bearley road.
- Area of BW vulnerable to significant flooding.

You are taking away my future wildlife. Trees, wildlife and meadows and heathrows lost wildlife corridors broken down. More floods to existing properties and roads as well as the new development. Get thousands more vehicles on our roads equals even more village towns. Unnecessary development on green belt land. As a 12 year old girl, you are robbing my future and wildlife that I am going to experience. There will be even more traffic.

The Bearley and Wilmcote site would result in complete amalgamation of the towns of Stratford, Wilmcote and Bearley. Not only is this against the aim of these new sties, the additional traffic will result in absolute traffic carnage locally and essentially bring Stratford and the surrounding areas to complete standstill.
The urban sprawl forming Stratford and this development would form a ribbon of development which would run towards Wooten Wawen and Henley, bridging the gaps between the settlements towards Birmingham and Solihull.
Other developments are more suitable for this development and should firmly be considered for this reason.

A development of 6800 homes in Bearley so near to Stratford is unjustifiable and will be the catalyst of the creation of a large conurbation, irreversibly placing immense strain on Stratford and nearby villages, worsening already gridlocked traffic routes on the A34, causing pollution and overloading infrastructure. There will be significant loss of beautiful green belt land, destruction of biodiversity and wildlife corridors. Flooding is a concern due to loss of green space. The area of Stratford and Wilmcote is important for tourism, which will be negatively affected by loss of countryside and gridlocked traffic routes. Focus on sensitive planning.

I believe the proposed development will destroy historic Wilmcote village due to its size. The land here already suffers from flooding and this will worsen due to water run off. Local infrastructure will not be able to sustain the numbers of houses proposed & valuable natural habitats will be destroyed. There is already significant traffic congestion on the A3400 and the A46 & it won’t take many more vehicles to result in gridlock. In addition to effect on Wilmcote, tourists will also be put off visiting the area and locals will avoid Stratford.

The proposal is for a development straddling the main A3400 that will result in a divided community.
The development will result in the development of a combined Bearley/Wilmcote conurbation that will remove the village amenities of both villages. Another part of Shakespeare's Warwickshire will be forever destroyed.

Concerned about the negative impact this proposed development will have on the surrounding properties, villages and Stratford-upon-Avon Town centre. Our once leafy town is quickly becoming overrun with people, and is losing all its beautiful countryside. Very concerned about the environmental impacts including loss of habitat for wildlife, loss of trees, increased risk of flooding and an increase in demand on already overwhelmed services.

There is no justification for this development in terms of scale. It does not comply with the Govts own sustainability policy and will cause significant highway issues, flooding issues and overburden existing or any planned infrastructure. It would not be sustainable in a brownfield site let alone a greenfield space.

Comments on Proposed New Settlement – Land at Bearley and Wilmcote
This site is located entirely in Green Belt. The proposed new settlement will destroy the Green Belt to the north of Stratford-Upon-Avon, as it is not located at sufficient distance from the town itself.
Employment opportunities in and around the Stratford area are limited. There is not a vibrant range of opportunities locally for potential new residents. Other sites closer to large local employers (such as JLR) and located next to better connected railway lines (near Leamington and Warwick) would be more suitable.
The site of the proposed settlement is poorly connected by roads. It is hemmed in on one side by the canal and the railway, forcing new residents to join the A3400 (Birmingham Road) in order to leave the settlement. Travelling in either direction on this road can present problems: travelling north in some weather conditions can be impossible as after heavy rain the road floods under the railway bridge at Bearley.
Wilmcote is home to a site of global historical significance, Mary Arden’s Farm. This building is frequented by a City Sightseeing bus, which brings a number of tourists to the village.
The land proposed for the new settlement is unsuitable for building houses. The small number of houses currently located at Pathlow are not connected to the mains sewage system – they use septic tanks. The local waterways would not cope with a large development – local sewage is already directed to the Avo, which notoriously has been polluted so much in recent years that it is no longer safe to swim in. The land for the proposed site is flooded for about half of the year.
Finally, it goes without saying that this new settlement will be deleterious for local wildlife. Whilst all sites chosen will involve loss of habitats, the destruction of Green Belt for this settlement will have impacts beyond the immediate site, essentially removing part of a corridor that many species have come to rely on in order to survive.

During a soil science course at Pershore College, I found that the soil in my area (Bearley to Wilmcote) is primarily heavy clay or Mudstone, a type of Blue Lias (Blue Clay). This soil type, consisting of 40% water, is not sustainable for construction and requires more building materials, increasing costs. Our property, built in 1994, and a conservatory, later demolished, experienced subsidence. Neighbors on Featherbed Lane also face similar issues, leading to higher expenses in building projects. Frequent flooding and a high water table, evidenced by waterlogged meters, are common in our area.
