Pathlow is ideally located with two railway stations, good bus transport and good truck and other road networks to both Birmingham, Coventry and Warwick/Leamington and the wider west midlands. There are also train to London. This area is desperate for more housing and the land at pathlow would make a great settlement

It is too much and will destroy the environment for miles around.
Take the pressure off the housing need by getting rid of the illegal immigrants and stop the flood of more.

As a local resident I would like to formally object to this proposal , as it appears to be ill conceived and unnecessary
It should also be noted that several members of the council have [Redacted].
The development itself does not appear to have properly considered the impact on the existing local communities, or the effect on the wildlife in the area.
There appears to be no confirmed improvements and consideration of the impact on the area in question in respect of the additional infrastructure that would be required to accommodate and maintain an increase in population of this size, Potentially between 12 and 24,000 individuals.
The land concerned is marshy, low lying and subject to flooding
Finally I have noticed that in and around Stratford , there are a number of disused brownfield sites and it is these that should be developed first before any Greenbelt development is even considered, whilst I appreciate that this is not as attractive to property developers! However as responsible local councillors and their representatives , it is your job to manage these sites and develop them first, before considering reducing the amount of land available to grow the food that the population needs.

I object to the proposed development at Bearley and Wilmcote for several planning reasons that contravene local and national planning policies. It would significantly harm the heritage assets of Mary Arden’s House, negatively affect the landscape character, and lead to loss of Green Belt. Existing flood issues in Bearley would worsen, increasing water problems. Additionally, the proposal would greatly increase vehicle movements on the A3400 without necessary road improvements, and the infrequent rail service would not effectively serve residents. Overall, the development lacks design and distinctiveness.

As a resident and landowner at Pathlow, I oppose the proposed new settlement at Wilmcote/Bearley. This development threatens prime green belt land, will harm local biodiversity, and negatively impact the historic character of Wilmcote and Mary Arden's House. The increased traffic would overwhelm existing infrastructure, leading to congestion and safety issues. Additionally, there is no adequate provision for education, healthcare, or utilities to support such a large-scale development. I do not agree with the approach laid out in the draft policy, I do not support the proposals nor the proposed Strategic Growth location new settlement for the following reasons:
It is catastrophic development in the green belt currently used for farming
The land on either side of the A34 between Pathlow and Bearley has always flooded as it evidenced regularly by the flooding of the A34 itself
The present infrastructure cannot handle sewage, water supply, road access, traffic, etc etc, the list is endless
The A34 is currently grid locked daily with traffic queuing whilst trying to get through Henley in Arden and into Stratford at the Bishopton island. This will be exacerbated beyond belief.
Finally, this draft policy is ill conceived, not sustainable and does not comply with the Governments Sustainability policy.

This development would harm local heritage, particularly Mary Arden's house, and destroy the village's character through urban sprawl. The area already faces flooding issues due to poor drainage on heavy clay soil. Increased traffic on the busy A3400 would exacerbate congestion, making Stratford's road system chaotic. Alternative sites with better infrastructure and no heritage concerns such as Hatton, south of Kingswood, Long Marston Airfield, South of Leamington Spa/Whitnash, and west of B455 Fosse Way should be considered to protect our villages and prevent further traffic and flooding problems.

I wish to emphasise my objections regarding the Wilmcote area due to its existing flood risk, which I believe Stratford District Council has already recognised in other documents. I am a resident of Wilmcote and I strongly oppose the inclusion of the proposed settlement at BW in the SWLP. The negative impacts on the environment and local heritage far outweigh any potential benefits. The settlement would undermine the Green Belt, merging existing villages and harming their unique character. Additionally, the transport infrastructure is inadequate, with heavy congestion expected on already busy roads. The impact on tourism, agriculture, and local ecology, including the SSSI at Bearley Bushes, further necessitates rejecting this proposal.

have lived here in Aston Cantlow for 2 years now and I think the proposal of the houses to be built in Wilmcote will spoil the local area, not only will it put more pressure on the eco system but the roads, the dentists, the doctors, the shops, the local flooding problems, and also create too many homes in such a local area of beauty. I think the houses shouldn’t be built and they should re consider the plans.
It’s not welcome in the surrounding area.

I live in Snitterfield and have concerns about the building plans in Bearley. While I support appropriate development, I worry about the impact on the local character, road safety, flooding, school capacity, medical care, green belt, cycle routes, and public transport. The proposed development could harm the historic villages and increase traffic issues, especially around schools. Additionally, there is a need for more medical provisions and better transport links. I am expressing my concerns about the proposed developments in the Local Plan for Bearley and Wilmcote. Living in Wootton Wawen, I find it shocking to consider 6,700 homes in this green belt area, which would harm the countryside and wildlife. The local infrastructure cannot support such a large increase in population, as evidenced by the current strain on health services and traffic congestion in Stratford. If this development proceeds, it would negatively affect every village nearby, leading to lower house prices and increased pressure on local services. I strongly object to this development.

I would like to register my objections and concerns about the proposed development of 6,700 homes at Bearly and Wilmcote.
The site proposed is registered greenbelt which the development would turn into what would effectively be a suburb of Stratford-upon-Avon. The important countryside around Wilmcote - and, importantly - the heritage site of Mary Arden's House - would be lost forever, and be ruined by noise and traffic pollution. The canal tow-path and the public amenity it offers would also irrevocably suffer.
I am an Associate Minister in The Church of England and often serve in the parish of Wilmcote. I know the people of the parish do not want this development, and I am therefore sending you my concerns alongside theirs.

BW – Land at Bearley and Wilmcote –capacity 6480 homes: OBJECT for the following material planning reasons which are not policy compliant to the Core Strategy 2011 – 2031.
1) Significant harm to the heritage assets and values of Mary Arden’s House in Wilmcote
2) Significant harm caused to the character of the landscape
3) Impact and significant harm and loss to the Green Belt
4) Existing and extensive flood issues in Bearley would exacerbate the flood risk causing significant water issues and insurmountable surface water runoff
5) Significant increase in the number of vehicle movements on the busy A3400 without improved road infrastructure. The infrequent rail service at Bearley negates residents from using this branch line. The existence of a railway station does not equate to an efficient train service with no direct connection to Birmingham or Coventry. The proposal to split the town with the A3400 running through it reflects a contrived development and would lack both design and distinctiveness for a new town.

As a lifelong resident of South Warwickshire, I have witnessed significant changes and understand the need for more housing. However, I question the proposed volume and type of development, particularly in relation to Green Belt land, without sufficient exploration of brownfield sites and empty properties. The area faces numerous challenges, including overcrowded roads, limited healthcare, and a lack of employment opportunities. I believe that developments like BW would irreparably harm the rural character of Wilmcote, Bearley, and Pathlow. If SG18 were also allowed development would spread to remaining villages until the whole area up to Alcester becomes a conurbation. Large developments often do not meet the initially promised required infrastructure and low-cost housing.

There is inadequate infrastructure to support the development of 6,700 homes. The area is prime agricultural land and exiting brownfield sites should be prioritised. Due to rural location the residents will be forced to use the car increasing road traffic and sir pollution. New development residents will be forced to use Bearley Road and through Smiths Lane in Snitterfield, passing the primary school and the residential centre of the village. In addition Gospel Oak Lane as a cut through to the A46 northbound and Featherbed Lane through Wilmcote for those heading West will become commuter routes. Ingon Lane with its poor turnout into Warwick Road southbound will also have intensified traffic. None of the above roads are suitable for traffic intensification and all have special hazards increasing risk. In addition the existing junctions of Gospel Oak Lane and Kings Lane either side of the de-restricted A46 already represent a significant accident risk and any intensification their use should be avoided.

The determining factor of proximity of the site to the railway station is wrong as the railway is single track, trains don't run during peak hours and car parking at station is limited to 4 vehicles.
The new development will lead to traffic congestion on A46 and A3400 and will be detrimental to residents of Snitterfield.
The land is a green belt and is used to grow agricultural crops. The land at this greenbelt location is unsuitable for development.
The proposal include the land that has been earmarked for tree planting.
The proposal for a medium size town needs to be supported by adequate infrastructure including schools, shops and medical facilities.

I believe Wilmcote is already listed as high-risk for flooding by Stratford District Council so cannot understand why the South Warwickshire Local Plan ignoring this and proposing 6,700+ houses.
As we know- more houses = more concrete, more surface water run-off not only in Wilmcote, Pathlow and Bearley but down into Stratford itself
I understand that Wilmcote train station bridge already has subsidence from a lack of drainage and the increase in traffic through the village. The roads in and out of Stratford will be overwhelmed with the houses planned. The whole south Warwickshire area infrastructure can’t cope
Drainage systems all over will be overwhelmed, increasing flood risks, this will lead to Insurance costs rising for existing residents in the area, and the new ones buying these ill thought out homes.
People need to live somewhere but smaller, well planned developments enabling the security and safety of our local villages maintaining the village feel and not overwhelming the roads and infrastructure.

O object to BW being included in the SWLP as it will lead to loss of greenbelt, protected hedgerows, trees and will have a detrimental impact on the biodiversity and the local environment. The ;loss of open green space will be detrimental to people's overall health and wellbeing. The historic character of the area will be lost. The roads will not be able to cope with traffic. There is lack of doctor's, dentists and schools. More cars and homes will increase pollution. There are no local employment opportunities. For these points I support that a more suitable site is chosen. One which has existing infrastructure, employment opportunities, and doesn't negatively impact a site that has such diverse wildlife habitats.

I am a resident of Aston Cantlow and I am greatly concerned about flooding in our village becoming worse as a result of the proposed development.
I am a full time carer for my father and fear that the times that we are totally cut off will increase as a result of the above, putting him at risk.
Traffic, loss of green belt, damage to heritage sites are all huge concerns as are the ability to police such issues.
I object most strongly to the development going ahead.

One of my concerns, having used the train from Wilmcote to Birmingham Snow Hill for many years to commute to work, is the limited service on this line.
This mode of transport will not suit many commuters to Birmingham and they will probably resort to their cars and access the M40 via the A46.
A concern of the residents of Snitterfield is their access to the A46. There are two obvious routes:
- via the village of Snitterfield in which traffic calming measures have been introduced or
- via Gospel Oak Lane where no such measures exist and cars already race along this road at very high speeds.
The considerable danger to residents of Snitterfield from the additional road use must be taken into account when considering this option.

I write both as a long-term resident of Wilmcote and in my professional capacity as Chair, Professor and Fellow of Shakespeare Studies at the Shakespeare Institute of the University of Birmingham: the world’s most important and renowned centre for the study of Shakespeare’s life, time and works. I feel it is my duty in both respects to emphasise the irreparable damage which the enormous proposed housing development would do to the historic environment of what is, quite literally, Shakespeare’s motherland. Shakespeare’s mother, Mary Arden, lived in the handsome farmhouse in the middle of the village. His father, John Shakespeare, ‘married up’ so their son, William, had particular reason to be proud of his maternal heritage. That he was especially proud of it is signalled by the fact that he mentions the village in one of his plays, The Taming of the Shrew, a work which is not coincidentally full of references to animal and country life. What makes Shakespeare’s reference to Wilmcote even more striking is that he does not specifically mention Stratford-upon-Avon in any of his works.
