Shipston already lacks green spaces and this proposed site reduces it further.
We need the recycling centre otherwise people will fly tip.
The road infrastructure, particularly the bridges are wholly inadequate.
Shipston has been flooded many times. This planned development will only increase that risk. Much of the Fell Mill site is in a flood plain. This will clearly increase the risk of flooding.
Shipston town centre a Conservation zone. The increased development will impact the area.
It's a stupid place to build houses. This development has not been thought through. Those who have proposed it should be ashamed.

Area floods (zones 3 and 2). SWLP infrastructure report states flood prone sites shouldn’t be selected.
Current sewerage systems already overloaded.
Shipston has no train station and poor bus service; the increase in traffic (as car use will be essential) on singletrack roads will consequently risk safety.
Inadequate infrastructure, healthcare and other essential services already overwhelmed.
Site includes Recycling Centre (Ref 552), completely at odds with reducing environmental impact.
Shipston and Honington bridges are Heritage Assets (Grade 2 listed). They are singletrack and won’t be able to cope with the increased traffic volume.

I am concerned the plan includes building on areas currently in area of constraint e.g. Fell Mill or in the Feldon National Character Area and Buffer to the Cotswold AONB.
I am also concerned that the existing infrastructure does not support the expansion and there is no evidence that there are sufficient local jobs to support the increased population in a sustainable, Net Zero meeting, sustainable way.
However my greatest concern is that the proposed locations for building are in existing flood risk areas when all of the climate research predicts an increase in flooding and a higher general risk.

I object to this plan as follows;
The risk to the community due to building on a flood plain will be greatly increased as currently the Stour frequently bursts its banks when raining. The current sewage systems are also over capacity and this will make matters much worse.
The roads in the vicinty are totally unsuitable for the increase in taffc as many are single track roads and there is insuffient public transport to cater for the additional housing residents.
There are minimal employemnt opportunities in Shipston and the surrounding villages

Shipston does not have access to a main road network and is already a bottleneck on the only A road in the area. There will be overload on surrounding B roads and no rail network, no significant bus network, no obvious increase in local employment.

My objections start with the local ameneties not matching the curent population- An overprescribed high school without a 6th form. The current medical facilities have not kept pace with the last tranch of development.
Further- The Fell Mill lane site is an area of restraint on development ( ref 148 &747), Angelas Meadow sites areinside 3KM buffer zone of CNL.
Shipstons public transport is inadequate. Town or out of town roads will not cope with increased traffic. Narow bridges and lanes around sites will choke.
A lot of the proposed sites are subject to flooding.
Too few local jobs available.

I object to the applications because Shipston's schools and medical centre are inadequate to cope with anymore new homes.
The access to these sites is too small, tiny old bridges and more cars would be essential as too far out of the town.
The whole area floods a lot, the impact would be disastrous and sewerage is already a problem in Shipston and Willington is overloaded.
The area is open farmland, the vision from the road would take away the views of the countryside.
is there a local need for these houses?

Not suitable for such growth, without infrastructure and transport investment.
Fell Mill site (Refs. 148,747) within "Area of Restraint". This, Barcheston and Honington villages used for walking by local people. Narrow roads and bridges (single track, grade 2 listed) not suitable for increased traffic.
Fell Mill in flood zones 2 & 3 and split by flood plain. Angela's Meadow (Ref. 062) is adjacent to zone 2 meaning more flooding in Shipston and villages.
The recycling centre (Ref. 552) is vital.
No train station, infrequent buses - car essential. Parking limited.
School - oversubscribed. Health - inadequate. Sewerage - over capacity.

1 Safety for pedestrians due to heavy traffic and poor, narrow paving.

SG17 is inappropriate as a strategic growth location. No railway station, miles from employment hubs, motorways, major towns, 6th form school. Poor public transport increases car dependency on single track grade 2 bridges, single track roads and houses would be more than 20 min walk from essential amenities. Development would increase flooding, reduce green spaces, ruin the local environment, heritage and rural character irretrievably. It already has insufficient infrastructure for recent 20% increase in population and insufficient employment meaning people travel long distances for work. Some sites proposed (148, 747) are in flood zones, Conservation, 3km buffer and Restraint areas.

Growth can be positive where infrastructure is properly planned and implemented alongside new and improved facilities and services. In Shipston this has not happened. Existing infrastructure does not adequately serve current residents and large improvements are needed before population growth.
More primary school, high school, and sixth form places are required. Health services are inadequate for the existing population. The new hospital does not replace previous provision unless rehabilitation beds, X-ray, minor injuries, and other departments are reinstated.
Green spaces are inadequate for the current population. Some proposed sites include spaces currently used for walking (Ref:148 & 747), and footpaths including The Shakespeare Way. Part of Fell Mill Site (Ref: 148 & 747) is located within an ‘Area of Restraint’, preventing development. Ref: 148, 747, 552, & 062 are within the 3km buffer zone of the AONB and are part of the Feldon National Character area. The recycling centre (Ref: 552) is within proposed land. This is a vital and valued service for Shipston and surrounding towns/villages and recycling is environmentally important. Essential services such as the Fire Service and the bank are being cut. The negative impacts will be even worse if population increases.
Transport provision is inadequate for the existing population. There is no train station and an infrequent bus service. It takes more than 30 minutes to reach Stratford or Banbury. Car use is essential for commuting to work. The nearest motorway is 15 miles away. Shipston's one-way system ind single track bridges at Shipston, Barcheston and Honington are struggling with traffic volumes.
Sewerage systems are currently over-capacity. There are increased flooding risks already affecting Shipston. The Fell Mill site is split by a flood plain. 42% is in flood zones 2 & 3. The Angela’s Meadow site (Ref: 062) is fringed by flood zone 2. Surface water run-off on Fell Mill site will be increased by development, increasing flood risk in Shipston and villages downstream.
There are minimal local job opportunities. It would be difficult to create employment for the current population, let alone an increased population. New residents would have to travel long distances to the major employment hubs. Shipston has an attractive centre and Market Square which is part of the Conservation zone. The town’s character would change with major development, which would cause significant congestion. The town centre is small with limited parking and no space for expansion.

Shipston has had a significant increase in development of housing recently, and is already overstretched with its services and does not have infrastructure for more development, i.e. doctors, schools, shops etc.. Also we are situated the furthest away from main road links such as M40 and have no rail links and a very limited bus service. Other areas indicated are closer to main transport links. 3000 homes would bring at least 4000 more cars into Shipston which would have to travel to the transport links ie train stations, motorways etc to get to work which is not environmentally friendly.

Flooding is a major problem in the area. Recent development on the Camden Road led to overflowing sewers. Infrastructure cannot cope.
Road traffic is frequently backed up and Shipston inherits congestion from Moreton-in-Marsh over development and no by-pass. Bus service is inadequate. No railway. Increased population with diminishing local employment opportunities and lack of infrastructure. Conservation area threatened. Health, Police, Fire and banking services already overstretched, or removed to other centres. Delay in response to emergencies would be increased.
Quality of life would be diminished by development on riverside walking paths. Loss of recycling centre would lead to more fly-tipping.

Shipston has already been overdeveloped relative to its infrastructure, amenities and character. The proposed development is neither strategic or sustainable for these reasons:
Transport: Shipston has no trains, infrequent buses and the existing one-way system and single track bridge are already struggling with volume.
Flooding: Proposed Fell Mill Site is unsuitable and irresponsible - it is within flood zones 2 & 3 (area regularly floods/ fields are waterlogged) and Shipston/ downstream villages would become more vulnerable.
Amenities: Lack of green space would be further eroded by these proposals.
More housing would negatively impact quality of life & character of town.

Infrastructure is already hugely inadequate for the number of houses already built in Shipston, includes health provision, education, transport.
Little transport links provision forces car use & is congested currently - accident black spots regularly occur due to population high and infrastructure sadly lacking.
Town frequently floods so increased run off that new development will bring will only increase frequency and severity of flooding.
Little employment opportunities locally hence increasing need for good transport links which just do not exist in a practical sense.

The inclusion of Fell Mill Farm and Leasow Farm (Sites 148 & 747) as a strategic growth location is fundamentally flawed. These sites lack essential infrastructure, with limited local employment opportunities, inadequate public transport, and severe traffic concerns already deemed “challenging.” Accessibility issues will only worsen with 1,626 additional homes. Furthermore, both sites lie partially within Flood Zones 2 and 3—posing significant flood risks. Has sufficient consideration been given to the long-term sustainability and safety of development in these areas? The proposed allocation is neither viable nor sustainable and should be reconsidered.

Other settlements and strategic growth locations are more suitable. ie. the ones where residents can walk or cycle to a train station should be prioritised. The more residents that rely on their car the more carbon we will emit - electric cars are not carbon neutral.
Shipston must get more infrastructure, and if that means another 100 or so houses by 2050, then residents will be ok with that. It is just that everyone has had such a bad experience of new developments. I think SDC has 1 example of good development (the passivhaus homes in Wooten Wawen)
