I live in Luddington Road and my garden already severely floods multiples times per year, which has been made worse by the recent housing developments around Shottery Brook so strongly oppose the suggestion to develop Bordon Hill, the flooding would undoubtedly worsen so puts my property at risk rather than just the garden. There is a lot of wildlife around this area, the habitats of which will be destroyed through developing so the beauty of the area will be greatly diminished with this proposal.

The comments are specific for the Clopton Quarter parcel of SG18. Reasons for objection:
1. Irreversibly loss of Green belt land and open space by introducing urbanisation into an area that should remain protected. The development will encroach on Welcome Hills nature reserve an area of scenic beauty and home to a variety of wildlife.
2. The landscape with be destroyed - leading to loss of hedgerows, vital habitats and public right of way from the town to the countryside.
3. Impact on Heritage - by severing the historical connection between Clopton house (grade II listed) and the landscape.

Basically all the things that are being denied to the current resdient of Stratford Upon Avon need to be resolved or rebalancing rather simply lining corporate pockets and robbing the future generations of any hope of clean air or natural wildlife in their communities.

My objection relates to the Clopton Corner part of SQ18. This is an area of greenbelt land and thus should never have been included for consideration. It will increase urban sprawl with loss of openness adjacent to the Welcome Hills nature reserve adversely impacting upon the local community and wildlife alike. Increased traffic from 700 additional homes in this area will be catastrophic for the already over capacity gridlocked Birmingham Road leading into Stratford. Building on this greenbelt site will cause additional flooding issues to existing residential sites already experiencing flooding from water running off the surrounding hills -see photos.

Infrastructure is already bad, traffic issues constantly in area, hospitals already overstretched
Meon vale and long marston airfield should remain separate as this is what we were sold at the time of purchase, countryside views!!! Destroying all this land will have a damaging effect on wildlife and conservation, creating this idea of a joke will cause crime rates to increase rapidly as they are already an issue in Meon vale and Stratford upon Avon especially, stop destroying the countryside sort the housing out in already existing towns with empty space, properties or units galore, No More Building

This objection is about Clopton Quarter SG18.
Building on this land is not appropriate as its flooding on a regular basis, and we are next to this field ,our garden gets flooded after every rain fall as well.
The landscape on the Wellcombe Hill will be destroyed and no longer have the same appeali for walking.
Traffic on our roads is allready very heavy and created polution. Air quality is no longer as it should be.
Roads are not suitable for the amount of traffic going through.
Its a green belt being farmed.

This objection is for Clopton Quarter area. This is green belt land, it is vital asset to the local community, it’s open free green space, enjoyed by everyone with its unique rural charm, it is highly visible from Clopton House. The infrastructure of the roads in this area would be compromised with 700 houses each having 2 cars at least and more than 1,000 people at least, our town has historic interest and the roads are already heavily congested at most times, the area already has flooding at residential sites within our area, houses would obviously cause more issues.

SG18 Clopton Quarter parcel is not suitable for building houses as the infrastructure of Stratford isn’t big enough to cope with the new volume of people, cars, etc.
The location would completely block the Birmingham Road, apart from the lack of other resources, adequate shops, schools, doctors, amenities for the young and the old.
Additionally it is too close to conservation areas (green belt).
Traffic in particular, already very complicated, will collapse, particularly in the high tourist season much needed for Stratford financially. Apart from changing too much the essence of the town.

The proposed development on Green Belt land threatens to tear apart the heart of our community, leaving behind a scarred landscape and a Town stripped of its historic soul. This cherished scenic area is our lifeline, a sanctuary where we find solace and connection with nature. Clopton Quarter, with its beauty and heritage, stands as a beacon of our past. Development would shatter these historical bonds, ravage ecological havens, and subject us to poor air and relentless traffic. Moreover, it would recklessly endanger the homes located Flood Zones 2 and 3. We must protect our landscape, not sacrifice it.

The development will damage landscape and public rightway which connects residence from Burbage Ave to the countryside. A housing development of this significant size will be very intrusive leading to loss of scenic rural areas. The land is a greenbelt leading to Welcombe hills nature reserve and Grade2 Listed Clopton House, building on land will diminish the important aspect of history. The development will affect air quality and add onto the traffic over the next few years. There is also plenty of wildlife on current land including bats, hedgehogs and bun owls that will be affected by the proposed development

Building on Green Belt land would cause permanent damage to open spaces, lead to urban sprawl, and harm the Town’s historic look and green areas. This scenic spot is important to the community, offering a link to nature. Clopton Quarter, a Special Landscape Area, is clearly visible and full of history. Development would break historical connections, harm wildlife, and worsen air quality and traffic. It would also increase flood risk in areas prone to flooding. Protecting our cherished landscape and heritage is vital for future generations to experience.

Objection - Clopton Quarter
The land provides a scenic walking and running area for local families, the development will cause irreversible loss of openness by introducing an urban sprawl into an area which will encroach on Welcombe hills and Clopton Meadow Reserve.
The development will affect key assets to the community mainly Clopton quarter which is a distinctive area rich in natural/cultural heritage benefiting local families. A development of this significant size will damage critical habitats including protected bats, barnowls, hedgehogs caused by increased light, noise pollution and loss of land for growth.
Development will cause worsen existing drainage issues.

The Canal & River Trust asks that any proposed allocation of Site SG18 considers the canal and takes account of its proximity and the potential impact that development could have on its character, setting, physical infrastructure, heritage significance and biodiversity value. We welcome the opportunity for further discussion if you intend to proceed with the allocation of this site.

My objections relate to the Clopton Quarter parcel of land in SG18 specifically. The proposed development poses a serious threat to the Green Belt, encroaching on the Welcombe Hills nature reserve and diminishing valuable open space. It risks eroding the area's rural character, disrupting important wildlife habitats, and severing historical ties to Clopton House. Increased traffic on Birmingham Road would add to congestion and air pollution, while the site’s location in flood-prone zones raises concerns about worsening drainage issues. Prioritising short-term housing needs over the long-term protection of Stratford’s landscape, heritage, and environment would have lasting negative consequences for both residents/Visitors

I strongly object to the proposed SG18 development at Clopton House Meadow due to its harmful impact on the Green Belt, landscape, heritage, ecology, flood risk, air quality, and traffic congestion. The site plays a crucial role in preventing urban sprawl, maintaining the separation of settlements, and preserving Stratford-upon-Avon’s historic character. Development would irreversibly damage the countryside, degrade protected landscapes, disrupt local wildlife, and worsen flooding. Increased traffic would overwhelm already congested roads, while alternative non-Green Belt sites are available. This proposal contradicts national planning policies and should be rejected to protect Stratford’s environment and community interests.

This is regarding the Clopton quarter. Housing here would cause a detrimental affect on wildlife and protected species in the Welcombe Hills. There would be an irreversible impact on the natural landscape. Building here would take away precious greenbelt land that is essential for the local community.

It would have a serious detrimental affect on wildlife & protected species in the Welcombe hills which has become a valuable area of natural resource to all the Stratford people.
It would have an irreversible impact on the open landscape enjoyed from the Nature reserve.

I formally oppose planning application SG18 for the development on Bordon Hill in Stratford-upon-Avon. I recognise the need for more housing, but the environmental impacts here are too severe. The site provides vital habitats for native species, and developing it would lead to habitat destruction, increased flood risk due to more impermeable surfaces, and harm to local wildlife. Additionally, traffic congestion on already busy roads would worsen. Given the strain on local services, I believe this development is not in the community's best interest and urge its rejection.
