I have concerns over this site
1. Road safety - access is a proposed accident blackspot, access is a 3 way junction on blind brow, cars frequently speed in this area, c 3643 vehicles use this junction daily, to gain access to the footpath you would need to cross the 3 way junction.
2. Surface water flooding - this area frequently floods in heavy rain
3. Flood Plain - this site is extremely close to the flood plain

Fundamental issues with this site, starting with inaccurate designation (not an unmanaged greenfield site), the ecology of the site being hugely underestimated, the conservation value understated, the access being highly unsuitable, issues with services, the flood potential for houses below the site unmentioned and going against Warwick Local Plan policies and Barford Neighbourhood Development Plan policies

Site impacts the Canal Conservation Area to the East and the deep railway cutting in the West. The land is low-lying and the water-table is high. This is a risk that would lead to a disproportionate cost to mitigate. Also, the land would be at high risk of flooding from a breach of the canal embankment.
Any development on this land would push a wedge of development between Baddesley Clinton and Packwood NT properties to the detriment of strategic objectives 8 & 9.
Rising Lane is too narrow for access to a fully built development on Swallowfield.

The development of the areas identified as part of SG17 would have a detrimental impact on the area for the following reasons:
1. Detrimental impact upon residential amenity – there is already poor access to infrastructure such as GP surgeries, retail provision, schools, and employment opportunities. Additional housing in SG17 would place an unacceptable burden on Shipston on Stour.
2. Impact on traffic and highways – the road network surrounding the potential SG17 growth location is insufficient. Specifically Shoulderway Lane (site ref 173) and Fell Mill Lane (site ref 148) are small rural roads with poor access to the regional road network. The existing rural roads bordering the SG17 locations are well used leisure routes for pedestrians and cyclists.
3. Drainage and flooding – many of the areas within SG17 are prone to drainage and flooding problems, especially the area to the west of Fell Mill Lane (site ref 148) which regularly floods extensively. To consider building homes on this area would be very ill advised. Additionally, the extra development to the area of SG17 off Shoulderway Lane (site ref 173) would risk causing surface water drainage impacts to existing housing on London Road due to the increased amount of impermeable surface area in place of previously permeable green field land.
4. Electrical capacity in Shipston is unlikely to be sufficient for such an influx of new homes which would likely require EV charging and capacity to support air source heat pumps as low carbon heating.
5. Carbon emissions – development on the scale implied by SG17 will result in a significant rise in carbon emissions both from the use of homes and from the transport requirements of residents. There is no rail connection and public transport is scant suggesting road traffic emissions would soar.
6. Impact on the environment – development within SG17 would lead to the loss of valuable and well used green space and amenity areas such as the recently established River Stour walk.
7. Employment opportunities – there are very few employment opportunities in Shipston which suggests additional residential development within the town would mean Shipston increasingly would become a dormitory town which would only benefit in a minor way from such an influx of new residents.

A development on this site would not be continuous with the existing development up Mill Lane and contribute to the sprawl of Lapworth/Kingswood.

The site is used for leisure and creates employment for local young people which would be lost if the site was developed. The public House has been a success story for over 30 years and is in itself a Lapworth attraction.
The development would be seen from the North bank of the canal and would be intrusive in the open countryside landscape.
There would be a particular ecology loss owing to its proximity to the canal.

All the sites identified in Kingswood/Lapworth reference id 235, 169, 514, 622, 53, 205, 88, 513 are all situated in the Green Belt. Loss of the Green Belt around the existing settlement would be detrimental to the current 'containment' within the village boundary and stops sprawl.
All the sites would represent a significant loss of biodiversity.
The school capacity would be woefully inadequate for infant and junior children. All 11+ children would have to be bussed many miles to Henley, Warwick or Knowle.
The reliability of the electricity supply is poor because most of the cabling is above ground.

This site is unsuitable and has previously been rejected as a G&T settlement
It includes the "west ham" of the River Avon and a significant part of the site is subject to flooding as shown on the Floodplain maps.
As a residential site it would be separated from all Barford village facilities by the A429 and would not provide sustainable ACTIVE TRAVEL - there would be total car dependency and therefore fail to meet Strategic objectives.
Access could only be from the A429 - a road already with significant safety issues and fatalities.

Sites 201 and 196 SHERBOURNE - East of Vicarage Lane and between Vicarage Lane and Watery Lane.
Sherbourne has minimal facilities - already deficient water supplies and overloaded drainage.
Impact on the Sherbourne Conservation Area
Very narrow highways with no pavements and limited streetlighting.
Nearest schools and shops are much too far away at Barford and SW Warwick - well in excess of 20 minutes walk and also separated by the busy A429

Small sites near Burton Green and in the Coventry-Kenilworth gap. This region is a narrow piece of Green Belt separating the two conurbations, and is one of only two broad areas in Warwick district highlighted as strongly contributing to the green belt purposes in the latest Green Belt review. The latest NPPF, while weakening Green Belt protections, leaves the purpose B “to prevent neighbouring towns merging” as a key purpose of the Green Belt, which applies strongly in this location.

The proposed development at Little Hallend Farm, Blunts Green (ref ID: 737) is unsuitable due to Highway constraints, environmental impact and infrastructure strain. Hall End Road is a single track road only accessible via another single track road with a 4.1m railway bridge, restricting larger vehicle access.
The area serves equestrian facilities and a veterinary practice, increasing safety risks.
The site is Green Belt, contravening NPPF Paragraphs 142-144. Local schools and healthcare are at capacity. The proposal threatens biodiversity, increases flood risk, failing Stratford upon Avon Core strategy Policies CS.1, CS.5 and CS.26.

Site 712 - land on the east side of Church Lane Barford’
Access to this site is solely possible from Church Lane posing a major threat to pedestrians on the existing footpath along which the access to the site would have to run. Children, carers and adults accessing the play-area and school would be endangered. Church Lane cannot be widened or made suitable for this proposal.
It's partly a conservation area and a wild life haven.
It is a burden to the village infrastructure which is already stretched to the limit eg school, traffic congestion, parking, and services.

I oppose this site as it will break up purpose built landscaped land, trees and hedges which are part of the green belt. It is unsustainable to continue taking land out of the green belt to hit sustainability targets. It will lead to loss of privacy as our homes will be overlooked, contributing to reduction of light and creating unwanted noise and smell.
There were previously water and sewerage issues on the Hampton Trove site so building here would only exacerbate these problems.
