The map includes a number of assessed sites, with varying scores, in and immediately bordering the village of Harbury . The village has already built more homes( 28% versus maximum target 25%) than required in the Stratford Core strategy for category 1 local service villages, and Harbury village centre is already very car congested with frequently nowhere near the shops available to park a car. Other essential infrastructure, like the doctor's surgery, is over subscribed due to the increased population. So, please, no more homes in Harbury and glad to see its not a targeted area for more houses!

I oppose the proposed development east of Station Lane in Kingswood due to significant concerns regarding sustainability, local services, and environmental impact. The area, currently Green Belt, lacks the infrastructure to support new housing,. Schools are at capacity and inadequate public transport would lead to increased car reliance. The development would threaten local biodiversity and exacerbate flooding risks. Such an urbanisation would harm Kingswood's rural character and contradict sustainability goals, as highlighted by previous assessments. I urge the council to protect the Green Belt and maintain the current Built-Up Area Boundary.

This gives a completely misleading score which, if used to select these sites, would make the overall plan unsound.

It is located within the Green Belt, development would harm the natural environment
Flooding in recent years has become increasingly worse. The engorged river reaches the boundary several times a year and sometimes also floods part of the proposed site. Building on the land will further increase the flooding risk for the area and put any new development in harms way
The site is served by a small country road (and old bridge towards Kenilworth Rd). Construction traffic/future traffic from a development would be overwhelming

REF ID 231 - this site is unsuitable for development. This green belt plot is adjacent to the River Avon (designated a Special Area of Conservation). The area identified, is an important wildlife corridor and habitat for badgers, bats, reptiles and water voles. It's also proximal to a mature, biodiverse, broadleaf woodland. The proposed site is accessed via a narrow lane (traffic incident hotspot) incorporating an old, single car-width, stone bridge (HGV access is not permitted). The proposed site is adjacent to a locally important heritage site, Grade II listed, Blackdown Mill. Development would increase flood risk for residents nearby.

Sites either side of the A429 at Sherbourne and M40/J15 are being proposed to be brought forward for development (Richborough). National Highways already consider J15 is at max capacity in peak periods. We would wish to see these sites safeguarded for the expansion of J15. The SWLP should have/provide for this future ambition/vision.

I do not agree with the inclusion of this site. It's access is truly awful from a single lane Wasperton Lane and single lane access to the site. There is no opportunity to gain the land to improve this aspect.
This area is also an identified noise affected receptor of the proposed quarry, I attach a technical report.

This site is constantly affected by very poor surface water drainage. Known locally as the 'swamp' it has been rejected for inclusion in local plans historically.
The access through Church Lane is very narrow and undulating with little scope for widening.

I DO NOT SUPPORT THIS PROPOSAL

It is not clear why this land is now proposed for development other than it is convenient for the Council to try to increase the size of the Site B1 Hatton proposed development.

This area of land has been submitted, and rejected outright, during several previous calls for sites over recent years. The site was rejected principally owing to road access and safety concerns and owing to the fact that it would totally envelop the Church and Graveyard at Hatton.

The HELAA methodology used to try to justify this proposal is flawed, highly subjective and the analysis is totally unsound. The analysis gives an entirely different score to the adjacent land area in Site B1. It completely ignores road access, current traffic volumes and safety issues. (HELAA gives a Viability and Delivery constraint score of zero !!) It downplays the impact on greenbelt and the ecology of the area. It completely ignores the ancient church, its monuments and graveyard, which any new development would completely envelop, and it completely ignores the current oversubscribed nature of the local primary school. There are no public transport services in the area (HELAA gives a Transport Assessment constraint score of zero !!). There are no local services at all (HELAA gives an Accessibility to Local Services constraint score of 0.5 !!). The land proposed for development is in constant agricultural use; yet HELAA assigns only a score of 0.5.

In more detail: this site is unsuitable for development for the following reasons:

Access to the site is very restricted. Birmingham Road A4177 is very busy at peak times and there are often traffic queues that stretch from the A46 at Stanks Island right up to Hatton Green. Traffic on the Hockley Heath Road is often backed up in queues beyond Dark Lane at peak times. Hatton Green is highly congested for most of the day due to school traffic and inconsiderate parking.

There have been a number of accidents at the junction of the A4177 and Hockley Heath Road, the most recent of these was last week. There have been a number of accidents on the junction between Hockley Heath Road and Hatton Green. There have been a number of accidents on the junction between Birmingham Road and Hatton Green. Steps were taken by WCC to apply new road markings at the top end of Hatton Green which have helped greatly in reducing problems but there are still times when inconsiderate parking obstructs the school buses and
creates potentially dangerous situations.

The junction between the Birmingham Road and Hockley Heath road is potentially dangerous owing to restricted vision on the junction due to its layout and the excessive speed of many road users, especially at peak times.

Adding potentially 400 or more car and delivery vehicle entry/exits to Site 159 each day will significantly worsen current traffic congestion and safety issues.

Many of these issues are well known to WDC. Some minor accidents have not involved Ambulances or the Police so will be unknown to WDC.

Access onto the Birmingham Road is highly restricted since there is only a short distance between the Church and Hatton Green. Traffic on this section of road travels well above the speed limit but there seems to be no resources available to police the situation.

There is no spare capacity at Ferncumbe Primary school for additional children. This same problem has existed for years. The school buildings have been expanded to their maximum extent but there is still insufficient capacity in the school assembly hall for school events and for lunchtime dining.

The proposed site is in the Green Belt and is productive agricultural land. It is in continuous use for growing crops. The NPPF states that Greenbelt should only be used where there are no other alternatives or where special circumstances exist. There are no special circumstances that justify this development considering that there are other non-Greenbelt sites available.

There are many other non-Greenbelt sites in the area which could be used to accommodate the 200 new homes proposed. Indeed, there is a similar size area of land to the immediate south of the B4439 Hockley Road and West of the Hatton arms that is contiguous with the rest of the New Hatton Settlement and could easily be compulsorily purchased.

There is significant local wildlife including badgers, foxes, hedgehogs, Muntjack deer and many bird species including Red Kites, Woodpeckers, ducks, pheasants, finches, Blue Tits, Tree Creepers, Sparrows etc.

The open space around the Church is an integral feature of the village around Hatton Green and is enjoyed by all local residents. Many local houses were built in the early 1800’s. Any significant developments around the Church would destroy the character of the village.

Hill Wootton's roads struggle to cope with the current volumes of traffic, as it is used as a rat run between Warwick / A46 and Leamington. Very limited paths to walk on (c.15% village ), the roads are narrow with tight bends and access from Warwick and Leamington are via dangerous junctions.

The River Avon floods high as the second field which is offered as a potential residential site. The smaller in-fill site is on a sharp and deadly bend.

Access to the village is restricted due to weight restriction and a 13' 3'" hight restriction under the train line.

SW22 is green belt land that separates the hamlet of Middletown and Studley. The size of the development means that Middletown and Sambourne will lose their identity. This land is good agricultural land.
The lanes are narrow and will not accommodate the amount of traffic generated and the crossroads of Middletown lane and the Slough will be a death trap. The junctions at either end of the 448 are often congested.
Local schools are full as is the doctors surgery.
Run off from the hill already cause flooding and this will be much worse once the land is built on.

Strategic allocation SG23 to the North of Henley in Arden would be made more sound by expanding the draft allocation to include additional land at New Road Henley in Arden to the west of the town being promoted by Summix HIA Developments LLP.

A larger allocation for the town would enable a more comprehensive development for the town; a more comprehensive new Green Belt to be defined; increased housing including affordable; increased access to the station; more viable delivery of strategic infrastructure; better options for sustainable movement and reduction of town centre congestion and more population in a sustainable location.

The site SG07 and the general Hatton/Warwick devlopment aound the A46/A4177 junction.
The roads are too congested now and a full new road infrastructure would be required, especially as it's a main route to Warwick Hospital.
Also, the development of site SG07 has a partial development to the west of a small lane and the access is over the A46 via a small bridge which could not sustain the increase in traffic volume.

I object to the proposal at Arden Lodge, Station Lane, Lapworth, B94 6LT. Site Reference 161. This is on grounds of safety, environmental damage and lack of infrastructure. The entrance to this site is on a blind bend next to Lapworth Primary School. There is a daily issue with excessive traffic leading to cars driving dangerously on the pavement to avoid gridlock. This site requires the demolition of Victorian buildings which house bats and removal of historic trees and wildlife. The is no main gas to this site and frequent power cuts. It is not suitable for this unrealistic proposal.
