Crynodeb o'r Gynrychiolaeth:

Site 620 – Land off School Road
Road safety: Proposed site access off Henley Road/Pelham Lane junction is hazardous and a potential accident blackspot, made worse by blind-spots and concentration of household driveways so close to junction. Lack of pavements/pedestrian access also needs consideration.
Flood risks: site is located adjacent to a known area of flooding based on proximity to River Alne.
Ecological concerns: site runs along disused railway line, now a public right of way enjoyed by walking enthusiasts and a natural haven for local species of birds including nesting swans and buzzards and other wildlife.

Site 757 - Land adj B4098
Road safety: The ‘S’ bend on B4098 entering Great Alne from Alcester is a potential accident black-spot given the blind bends and narrow roads. It is also hazardous for pedestrians who only have access to a narrow pavement along one side of carriageway.
Flood risks: the ‘S’ bend is a known flooding hotspot.
Ecological concerns: site runs along disused railway line, now a public right of way enjoyed by walking enthusiasts, and is a natural haven for local species of birds including nesting swans and buzzards, and other wildlife.

Crynodeb o'r Gynrychiolaeth:

In selecting sites suitable for development, the plan is almost entirely based on land offered up by land-owners with virtually no strategic analysis of the best areas for the community as a whole. What land-owners and devlopers consider to be suitable often refers to the cheapest and easiest land to develop, creating the most profit for them, with little regard to community or environment.

Site 880 - Land to the north of B4098
Road safety: Proximity of site to ‘S’ bend on B4098 entering Great Alne from Alcester. A potential accident black-spot given the blind bends and narrow roads. It is also hazardous for pedestrians who only have access to a narrow pavement along one side of carriageway.
Excessive scale of development relative to current size of village: Sheer size of development with additional 116 dwellings has potential to over-load the village's infrastructure & amenities, impacting local residents and disturbing wildlife's natural habitats. Ecological impact of noise & air pollution must be considered.

Crynodeb o'r Gynrychiolaeth:

Land to North and South of Hill Wootton Road, Leek Wootton, reference 116 should NOT be considered as an HELAA preferred area for development as it provides separation between the village and the A46 dual-carriageway. The Green Belt review (LWT2) assessed it to have a STRONG contribution to "assist in safeguarding the countryside from encroachment".
The land has higher than average Agricultural Land Quality (Grade 2), so identifying as a preferred area would contravene the requirement to "protect best and most versatile agricultural land".
At 21.14 hectares, the land would disproportionately increase the Leek Wootton settlement by more than 30%.

ref 749 Part of Elliots Farm
Object strongly to this site being developed.
Likely to flood, WATER TABLE RISING, evidenced by cellar pumps having to be operated for longer periods each year.
loss of agricultural land.
Destruction of rural and scenic aspects.
Pollution of river with sewage!
Isolation from Barford village amenities, including shop, pubs, school, village Hall and Church.
Extremely dangerous to cross A429 as pedestrian, numerous near misses.
Very dangerous junction heading south on A428 to access Westham Lane, several accidents, no lane to turn right.
increasing traffic flow for numerous reasons plus particulate pollution

REFID- 184
This proposal is wholly inappropriate - it sits wholly within a conservation area. It would detrimentally impact upon visual amenity (as previously found on at least 2 occasions). It would impact on traffic levels. It would increase the burden imposed upon local infrastructure, particularly roads and transport, GP surgeries and hospitals, water supplies, drainage and electricity supply. It would lead to loss of privacy. It would impact upon residential amenity and impact seriously on the local wildlife as it is based within an ancient paddock which is home to many types of wildlife. Please read details in main section above.

Crynodeb o'r Gynrychiolaeth:

SG06 and other sites North or Leamington Spa. The HELAA results and associated Arup Green Belt review has undermined the credibility/'soundness' of the local plan by its definition of 'large built up area' and excluding land North of Stratford and Leamington/Warwick from this definition - As with the recent, planning case in Kidderminster this lacks credibility, as if the land was not intended to prevent this sprawl, it would not have been included in the Green belt.

Crynodeb o'r Gynrychiolaeth:

All of the smaller sites surrounding Bishop's Tachbrook village would, if developed, cause irreparable damage to the identity of Bishop's Tachbrook as a village. Any development would add to the feeling of urban sprawl. The impact on infrastructure specifically in terms of junctions onto the B4100 and sewage/water provision would be particularly harmful.

Land South of Trinity Way, West of Banbury Road, Stretford upon Avon REFID:422
The road infrastructure is already insufficient, in particular crossing of Avon. Local hospital and GP surgeries have insufficient capacity. Schools have insufficient capacity. There is a lack of parking in Stratford and public transport is insufficient.

Crynodeb o'r Gynrychiolaeth:

Site 749 Elliotts Farm: I object to this site because it is part of the River Avon landscape including Barford West Ham; part of the site floods; it is remote from the village and all facilities; it is separated from the village by the busy A429 which is hazardous to cross and to join; it would mean the loss of valuable agricultural land; it would damage the local landscape; it has already been rejected as a G and T site for the same reasons.

Site 712 Land on the East side of Church Lane Barford.

Fundamental issues with this site, starting with inaccurate designation (not an unmanaged greenfield site), the ecology of the site being hugely underestimated, the conservation value understated, the access being highly unsuitable, issues with services, the flood potential for houses below the site unmentioned and going against Warwick Local Plan policies and Barford Neighbourhood Development Plan policies.

Crynodeb o'r Gynrychiolaeth:

Site 712, land east of Church Lane Barford: I object to this site because of the restricted access via the narrow Church Lane which is much used by school children and visitors to King George's playing field; it is within the conservation area and would have impact on multiple important heritage sites, eg the Parish Church, Watchbury House on High Street, and Dragonyard, South of St Peters and the adjacent cottages on Church Lane; development of this site would mean the loss of footpath W103 which is well used by local residents and visitors.

Sites 148 Fell Mill and 747 Leasow Farm
Flood risk: area already floods frequently and causes damage to existing buildings. If more housing is built it will only exacerbate the problem both up and down stream.
Access over small single lane bridges: these areas are accessed via two small bridges which would not cope with the increased traffic flow.
Inadequate infrastructure: insufficient school/nursery places. GP surgery overwhelmed. Ellen Badger project already ill conceived.
Inadequate public transport

Crynodeb o'r Gynrychiolaeth:

Sites 148 (Fell Mill Lane) & 747 (Leasow Farm).
Shipston can't cope with expansion - inadequate infrastructure; school is full; hospital already not fit for purpose; centre of town congested; poor transport services/ connections to other urban centres; local road capacity inadequate
Increasing, annual flood risk - both sites are in impacted areas (per HELAA data) and new building will only increase surface water run off into Shipston
Irreversible Damage to Open Countryside - negative impact on nature is area bordering AONB and area's fundamental character
Fails / lowly-ranked on important HELAA criteria that suggest much stronger candidates elsewhere.

Site 15, land North of Wasperton Lane Barford: I object to this site because it would mean the loss of valuable agricultural land; the site is remote from the village centre and village facilities; access to and from the narrow Wasperton Lane could cause traffic problems, especially as the site is close to a Z bend; it would impact the local landscape and affect local flora and fauna.

148 - Land at Fell Mill farm, Shipston
747 - Land at Leasow Lane

Shipston on Stour already has significant traffic issues with constant congestion in the square, In 2007, there was significant flooding and this had been repeated in 2023 and 2024 - the River Stour cannot take the water and the Brailes Road bridge is single lane and not passable. there are no bus links to villages and all the roads to the east (by Fell Mill) are single lane - in the event of flooding, emergency services in Shipston are unable to reach Fell Mill and Honington

Site 235 Land to North of Rising Lane: is not accessible to Lapworth rail station; Station Lane does not have a footpath running its full length. Lapworth rail station does not have regular services due to national timetable constraints. The canal bridge on Rising Lane is narrow and would not support the flow or weight of additional traffic. Bus services are irregular. The land is subject to regular surface water flooding. The land is habitat for migratory birds (Swallows and Swifts). The adjacent canal towpath is not accessible due to mud, poor surface condition, flooding, overgrown hedges and trees.

Crynodeb o'r Gynrychiolaeth:

I disagree with the site REFID 573, SITENANE Land East of Hampton Magna for development, and other sites surrounding Hampton Magna on the grounds of unnecessary development of green belt and overdevelopment / detrimental impact on the character of Hampton Magna as a village in its own right. Additionally there will be issues with high traffic volumes attempting to access the village on narrow lanes, under low bridges and through Hampton on the Hill. Hampton Magna has already increased in size significantly from housing development resulting from the previous local plan.

REFID 233 - Land to North of Hampton Magna - OBJECT
Critical infrastructure of primary school and GP surgery negatively impacted by increased population. Increased risk of flooding as proposed developmenet is located in vincinity of flood zones and surface water flooding. Increased traffic congestion and traffic delays caused by traffic light controlled single access underneath railway bridge Budbrooke Road. Potential children safety risks increased vehicles and parking causing further congestion within an already congested residential area during school pick up and drop off times. Congestion is likley to further block/hinder vehicle access and egress including school bus and coaches.

Ref. Site 712 - land on the east side of Church Lane Barford
-Barford cannot sustain more traffic, construction or otherwise, the access to this site is a main thoroughfare to the park with young families already being forced to walk in the road.
- previous application made by Lodge House at the end of Church Lane, declined becasue of limited access.
- Only possible access route next to the Watchbury Estate Lodge House is a narrow single track used daily as a public right of way by pedestrians all the way up the side the proposed site.
