Site 492 Land at The Greens, South of Alcester Road, Stratford-upon-Avon, and site 827 South of Alcester Road, Stratford-upon-Avon

This sites is outside the relevant boundaries under previous local and neighbourhood plans. Development should NOT happen outside a boundary or adjacent to it. This would only serve to negate the boundary.

Constant change benefits developers and leaves the public in a permanently anxious state about development. Once plans are agreed they should remain until the next public planning process happens.

The decisions on sites 492 and 827 undermines local decision-making through Neighbourhood Plans.

Site 492 Land at The Greens, South of Alcester Road, Stratford-upon-Avon, and site 827 South of Alcester Road, Stratford-upon-Avon

Development of this field will permanently eradicate a local green space and green corridor.

It will disrupt important views and skylines that contribute to the historic character of the area and its inherent tranquillity. It will impact residents, the nearby churches and hospice along with the wellbeing of all those associated people.

It will lead to the inevitable pressure for development on the adjacent field which will complete the eradication of what was once a large green area in the town.

Crynodeb o'r Gynrychiolaeth:

SG15 SG16 We do not believe that sufficient notice has been taken of developments that have already happened and also of proposed developments that both include increased residential development and employment areas. The infrastructure to support both of these is lacking in the Parish. Our roads are under pressure with arbitrary speed limits and an increase in traffic, our medical services are under strain as is educational provision and sewage and water systems along with connectivity, both transport and broadband.

Crynodeb o'r Gynrychiolaeth:

I am concerned about the proposed use of site BW 673 (Bearley Farm) for housing development. I urge the SWLP committee to critically review both the site proposal and the Housing Land Availability Assessment results. Site 673 conflicts with the Bearley Neighbourhood Plan, which aims to preserve the village's rural character and green spaces. The site is outside the built-up area, encroaches on the conservation area, and lacks viable access routes. Additionally, it is greenfield land adjacent to protected natural sites. I request acknowledgment of my concerns and assurance that they will be considered.

Crynodeb o'r Gynrychiolaeth:

I formally object to the proposed development around Shipston-on-Stour as detailed in the South Warwickshire Local Plan, particularly the sites on Fell Mill Lane. I believe this proposal presents significant challenges, including inadequate infrastructure, strain on local schools and medical services, increased flood risk from the River Stour, unsuitability of aging bridges for added traffic, and insufficient public transport. I urge the planning authority to reconsider this development and ensure any future growth is sustainable, respects local infrastructure limitations, and protects community wellbeing. Thank you for considering my objections.

Land to the east of Spernal Lane and Appleby Close, Great Alne 650
This site is unsuitable on the following grounds:
-The site will destroy the environment for local residents in Appleby Close
-The access road in Spernal Lane is dangerous. There are already problems with cars exiting Appleby Close as vehicles cut the corner and come up on the wrong side of the road
-The field is in the conservation zone
-The field is home to a lot of wildlife including Roe Deer and Muntjac
-The road is liable to flooding

The Proposed Development at Little Hallend Farm Blunts Green (Ref ID: 737) Is unsuitable due to highway constraints, environmental impact and infrastructure strain. Hall End Road is a single-track road only accessible via another single track road with a 4.1M railway bridge restricting large vehicle access. The area serves equestrian facilities, veterinary practice, increasing safety risks. The site is green belt land, contravening NPPF Paragraphs 142-144. Local schools and health care are already at full capacity. The proposed threatens biodiversity & flood risk. so failing Stratford-upon-Avon core strategy policies CS.1, CS.5 & CS,26.
We request its removal from the plan.

Land to the east of Spernal lane and Appleby Close, Great Alne. 650

I look over my fence at the field. Buzzards circle , rooks fly home to roost , deer and foxes appear . Children make their way to school along the public footpath , through ripening barley or yellow rapeseed, and I’m saddened that this could disappear under houses, ruining this little pocket of village greenery for ever.
Housing here would not be appropriate due to local flooding , lack of transport and schools.
This field should remain a rural escape for the village for the future.

Summary:

There are a number of criteria which require reconsidering for Site 699 which will result in some amber criteria being green in HELAA part A.

There are a number of criteria which require reconsidering for Site 699 which will result in a HELAA part B score lower than 47.90.

Excluding reconsideration of connectivity, carbon sequestration and surface water flooding which require further assessment by the Council, the HELAA part B score would be amended to 38.90 (with weighted constraints scores relating to agricultural land quality, heritage assessment, employment land study and viability and deliverability all being reassessed to 0.00).

The Canal & River Trust has identified a number of sites as being located adjacent to, or close to, our canal network. Should any of these sites be allocated for development we ask that the potential impact on the heritage significance, character, appearance and biodiversity value of the canal network and potential effects on its infrastructure are all carefully considered. The Trust would welcome the opportunity for further discussion on the potential impact on our infrastructure if these sites are intended to be allocated.

I formally object to the proposed development at Site no. 692 - Hatton Hill due to my direct proximity to the site. My objections highlight the strain on local infrastructure, including overstretched schools and healthcare services. The traffic from 8,500 new homes would worsen congestion and pollution. Developing the Green Belt would harm local ecology and increase flood risks. Additionally, there is significant community opposition to this project. I urge planners and councillors to reject the allocation proposal based on these critical concerns.

Plan Ref 469
Flooding assessment evidence is missing.
Existing rainwater attenuation ponds unable to retain existing rainwater and regularly empties into ditch running adjacent to Marton Road. This has led to flooding to existing cottages.
Vehicular access to a new development is inappropriate/inadequate and increases safety concerns for our young residents in particular.
Land identified slopes down onto existing development and would significantly increase the water runoff and overwhelm the existing attenuation ponds.

I formally object to the proposed development at Site no. 692 - Hatton Hill, as I live nearby on Hatton Park. My concerns include further spoiling of the countryside, increased road congestion on Birmingham Road, and negative impacts on local services, including Warwick hospital and schools. Previous developments have already been disruptive, and I believe additional housing will diminish property values and the area's appeal. I respectfully request that planners and councillors refuse the allocation proposal based on these significant concerns. Thank you for considering my objections.

I formally object to the inclusion of the Strategic Growth Area at Hatton in the South Warwickshire Local Plan. As a local resident, I believe developing this farmland threatens our National Food Security and lacks consideration for necessary infrastructure and transport links. The recent Union View construction has already impacted traffic on the A4177, and further development will exacerbate this issue. Additionally, I oppose the proposal at Kingstanding Farm, which would disrupt a beautiful area used for recreation and which lacks provisions for schools or shops. I urge planners to reject these proposals. Thank you for considering my objections.

Specific objection to Building Plans to Ref ID 160 – Land at Hatton

I need to strongly object to the proposed building plans on the land at the side of my property.

These plans would completely alter my outlook and privacy along the whole side of my land which I believed was green belt and safe from any building. My house and driveway border the whole length of this field from the road nearly up to the woods and was one of the main reasons for living here.

The land is higher than my property and any buildings would overlook my property and completely spoil any privacy that I believed I would always have.

I would be extremely anxious about noise interference (both ways) and my outlook would be changed forever.

Specific objection to Building Plans to Ref ID 159 – Land at Hatton around Holy Trinity Church

I need to strongly object to the proposed building plans on the land around Holy Trinity Church on the A4177.

I laid [personal info redacted] to rest at this church and felt comfortable that we as a family had laid him at the local church in beautiful country surroundings.

I am horrified to think that all the land around this extremely old church that has stood in the same surroundings for centuries could end up in the middle of a housing estate.

This would deeply affect me and all his living relatives if the peace and tranquillity was lost.

Crynodeb o'r Gynrychiolaeth:

I object to the inclusion of green fields at Lowes Lane/Walton Road (site ref 623) in the SWLP for several reasons. Wellesbourne has an approved neighbourhood plan reflecting the community's wishes, which should take priority. The current infrastructure struggles with the volume of traffic from new developments, causing issues like congestion and noise. The site is historically significant, featuring a medieval ridge and furrow, and is surrounded by public rights of way, limiting our green space. Additionally, access from roads without pavements poses safety risks for pedestrians, cyclists, and drivers, particularly at the dangerous junction with Chapel Street.

I have objections regarding the inclusion of Sites 148 and 747 for future development within SG17. These areas are prone to flooding, and building homes would worsen the situation, impacting nearby locations like Tredington and Stratford. The roads leading to Fell Mill Lane are unsuitable for increased traffic, and there is no public transport, necessitating car travel for shopping and employment, contributing to pollution. The proposed development would harm local wildlife and disrupt access to green spaces. Additionally, current infrastructure, including schools and healthcare, is already under strain and unable to accommodate further demand.

Viability and deliverability – Scoring appears to focus on individual sites, and the cumulative impact of multiple developments on local infrastructure which is already stretched. Has/will this be considered?
As habitat relocation impact as many of the sites have been identified as having a high % of habitat and wildlife impact.
SWLP Alignment: Have other sits brownfield site been insider prior?

[summarised] Areas near the River Stour, are at Flood Zone 3 risk, while Angelas Meadow is on the edge of Flood Risk Zone 2. Developing the Recycling Centre would remove an essential facility, increasing residents' travel and environmental impact. More housing could worsen traffic congestion on the busy bridge, which is already challenging for cyclists and drivers. Frequent flooding has occurred since September 2024, and additional development would further affect access. Local services, including schools and healthcare, are already strained, and the town lacks essential amenities, leading to increased reliance on cars for work.

In SG24, I don't understand how you can have over 50% HELAA on the west side of Hockley Heath! The area frequently floods, road conditions and access are poor, with many single-track roads. Expected road connections will likely be unsuitable (S278) due to blind spots and biodiversity impacts. There's a lack of schools and medical facilities, infrastructure (including transport and connectivity). Train services face parking and timing issues. Increased emissions from traffic, especially during motorway closures, will worsen air quality. Waste management is problematic. The development threatens the village's community feel, historic woodland, and environmental assets, including the canal.

Site E1 Land at Long Marston
This extended area of Long Marston is ridiculous. The highways network cannot cope and the idea that the Western Relief road will be constructed alongside a rail/tram line along the Greenway is crazy. Funding has been rejected twice so why continue to plan for development in this location. Stratford bridge / centre is already at capacity and especially when coming from this direction. There are so many other more sustainable locations with substantially less landscape impact. Even all the sites in the Green Belt should come forward before this area is considered.
