This location appears to only have road access onto the A4177 and thence to the A46 at an already busy, traffic light controlled island. Increased traffic volumes will cause unacceptable and dangerous queuing, quite possibly on the off-slips. The slip roads onto the A46 in both directions have significant visibility issues and an increase in commercial vehicle volume would make serious accidents a reality unless improvements to the roads are carried out prior to beginning any developments.

. The plan for 8000 houses will result in the destruction of acres of Green Belt farmland and the traditional area of the historic Forest of Arden
It will fatally impact on the varied wildlife including Muntjack Deer, Foxes, Badgers, Pheasants as well as Bats and Crested Newts which are a protected species. In addition, access to Warwick will seriously impact on inadequate local roads and services, already subject to travel delays and accidents.
The local Hatton Station cannot be extended and will be unlikely to cope with the inevitable increase in passengers.

This proposal violates the GREEN BELT and its major objective of preventing urban sprawl.
This site is only likely to be attractive to logistic type businesses offering relatively LOW WAGE EMPLOYMENT. As south Warwickshire has no particular skills base or centre of expertise, there is no reason why this site would be attractive to ‘high wage’ employers.
Given the above, use of this site would lead to a substantial INCREASE IN TRAFFIC, especially HGVs. The A4177, A46 and roads into Warwick are already heavily congested.

The plan for SG07 goes against Government Guidance on Green Belt Land and to approve this site would go against government guidance. The Green Belt is there for a reason - to separate towns and communities. The plan is heavily structured around everyone using trains but for this to work, Hatton station would need to be significantly redeveloped and we know from recent papers that the railway here is at capacity. Even if it weren't, the cost of the project would be far too high to complete. Warwick is also underused and hardly anyone cycles there.

Hampton Magna and it's surrounding areas are beautiful rural places, which have already become overdeveloped. The once peaceful areas, now have heavily increased traffic levels. If this plan were to go ahead, I would be very concerned about the huge amount of traffic, on our already heaving roads. The local infrastructure cannot cope with the additional road users, with the amount of vehicles on the road currently. If this were to increase, I strongly believe the traffic it will cause, will be ridiculous.
Warwick is a beautiful and historic town, who's character is slowly but surely being destroyed.

Building on this 169Ha piece of land in the green belt would be detrimental to the towns of Warwick and Leamington, which would then merge with Hatton Park. This would conflict with the purposes of the green belt. This would deprive residents of the enjoyment and health benefits of the access to open countryside.
Congestion at the Stanks Hill junction and A46 would be increased by development of this site.
Increased burden on local infrastructure, environmental damage and loss of biodiversity make this site unsustainable.

The area would lose its countryside character, impacting residents' access to nature and leisure. Transport infrastructure is already strained, with the Stanks Hill junction at capacity and additional congestion expected from new access points to the A46. Extensive commercial development has already occurred nearby, raising concerns about sustainability, biodiversity, and environmental impact. The proposed area is a gateway to the beautiful town of Warwick, and this plan will destroy it. The congestion in this area is already saturated. The pollution very noticeable at rush hours. The residents of this area moved here specifically for it's rurality. This can not be simply ignored.

My biggest concern the rich historical significance of the land being lost. The fields at the back of Hatton Park (Wedgenock) was once an ancient deer park dating back to the 1200’s. There is still remains of the Bull Oak which was identified on maps created during the Norman invasion in 1066. The deer park was used by King Henry V111 and Elizabeth I. I believe other sites which don’t have the important historical significance of the area identified here would be more suitable.

This proposed site would cause irreversible harm to the transport infrastructure that the west of Warwick would face accessing Warwick and Leamington. Commercial development has the ability to be just as functional and successful away from historic towns, therefore building one this close to residential and historic centres is of no benefit to any parties.

The increase of heavy traffic and lorries will put too much additional pressure on the A4177 and the junction with the A46. The A4177 will become too congested with the traffic from this development adding to that from Hatton Park and the proposed B1 development causing huge queues to form backed up to Hatton Green and beyond (as happens already). Pollution from increased traffic will harm the health of residents and the destruction of the environment will reduce wildlife and pollinators vital to agriculture. This development will add to the parking problems in Warwick effecting traders detrimentally.

Hatton is a rural area and community with limited infrastructure and road networks. Building a commercial buildings in this area will negatively impact the existing residents with regards to noise, pollution, congestion as well as damage to the natural environment that made people want to live here in the first place. Hatton is a green, rural community with a village school, not a commercial estate with a single road in and out. The recent build at Union View disrupted the local residents for a year, with huge congestion problems. There should be no further development in this area.

The proposed development fails to meet the criteria in the National Planning Policy Framework. It lacks very special circumstances to justify its benefits over the harm to the green belt and its openness, encouraging urban sprawl. The landscape and visual impacts would cause irreversible damage to scenic beauty and ecological integrity, leading to biodiversity loss. Additionally, the infrastructure is inadequate for increased traffic, posing safety risks and pollution concerns. Previous proposals have been rejected for similar reasons, and approval would set a dangerous precedent for further green belt loss.

This location is within walking distance of Warwick Parkway station and will therefore appeal to those who need to travel regularly to Birmingham or London for work. Although there is a desire to reduce driving it should be accepted that for many people this is their main method of travel. The locations close proximity to the A46 and A4177 will mean none of the associated traffic will need to go through small villages and long country roads.

Hatton station poorly served; capacity & physical access is restricted.
Warwick, Warwick Hospital, Warwick Parkway and Budbrook Surgery already inaccessible along the Birmingham Road, and largely to be avoided. Increasing traffic from 8000 houses will exacerbate, and push traffic onto single track lanes.
Precious historic countryside and quality farmland, full of wildlife, is unsuitable for housing development. We should not be degrading & urbanising this & the conservation areas around into a corridor of development. Madness.

This site is in the green belt and if developed for commercial purposes will join Warwick and Leamington with Hatton Park.
This would contravene the purpose of the Green Belt:
• To check the unrestricted sprawl of large built-up areas;
• To prevent neighbouring towns merging into one another.
Development of the site would deprive residents of Warwick and Leamington the Health enhancing benefit of leisure. exercise and access to nature and the countryside.

The proposed light industrial development on our local farmland is deeply concerning. This project threatens to drastically alter our community's character. Increased traffic from heavy goods vehicles will overwhelm our existing road system, posing safety risks and causing significant congestion. * To add SG07 on to the area identified as B1 makes the whole area utterly oversized and will negatively impact on Warwick, our historic town.
* Joining the areas together masks the real issues that will occur to our local infrastructure no matter how hard one tries to ameliorate matters
* Existing highway structure poorly serves the locality with B4439 , Warwick Rd, requiring new junctions, further issues relate to A4177, B'ham Rd, close to Hatton Park, Union View and, critically, Stanks Island which would need a massive upgrade at enormous costs. Without this how will people get there?
