SG24 fails to meet the Sustainable Development Requirements outlined by South Warwickshire. The scale of the proposed allocation is excessive and disproportionate, completely out of step with the current community. SG24 is being proposed with no credible infrastructure provision to support it. Hockley Heath is already stretched in terms of roads, schools, and healthcare facilities. SG24 requires inappropriate development on green belt land. This proposal fails to demonstrate the 'exceptional circumstances' required for Green Belt release under the National Planning Policy Framework (NPPF). The unsustainable over development proposed would irreparably damage Hockley Heath’s character, environment, infrastructure, and quality of life.

This proposal is contrary to planning policy and I object to it for the following reasons:-
- SG24 comprises Green Belt land. The emphasis of all relevant planning policies is on its protection.
- The loss of green space, agricultural land, trees and hedgerows would have a detrimental impact on wildlife, biodiversity and the village.
- The local road network is already under severe pressure.
- There are inadequate health or school facilities to support additional residents.
- The character of Hockley Heath would be destroyed and the scale of development being proposed is contrary to Solihull MBC's local plan.

SG24 Hockley Heath: Hockley Heath is a village in Solihull which has Stratford District on its west, south and east. SG24 would add housing on all sides in an unplanned way around the small street-based settlement on the A3400. There are limited services in Hockley Heath which depends on Dorridge or Solihull for all needs.
SG24 includes wooded land between the Stratford Canal and Cutthroat Lane. This is very rural, served by narrow lanes. It is not a sustainable location for development in any way.
The whole area is Green Belt and meets its purposes. SG24 should not be pursued.

As this development is on green belt land, we would not support this site as a priority for development, unless there were significant steps taken to avoid or mitigate any loss of biodiversity and carbon sequestration/climate change mitigation.
This site does not have close access to an existing community healthcare property and will therefore require more significant infrastructure investment to support sufficient provision of out of hospital services for any significant size of development.

The Hockley Heath village already experiences issues with road infrastructure, insufficient school places and currently has no healthcare facilities.
The road infrastructure in and around Hockley Heath cannot cope with the existing circa 700 houses (too many cars and congested exits on to the A3400). Healthcare facilities in the village are non-existent and cannot cope in the neighbouring villages - getting a Dr or Dentist appointment locally is very difficult.
The Solihull Local Plan found that the area around Hockley Heath was only suitable for small scale development, why does WDC think differently?

This Green Belt is an important countryside and National Trust property site known for its beautiful country side, stunning views and enjoyed by many many visitors for leisure, cycling, walking and riding activities. This Green Belt area has narrow roads and development at the site will lead to traffic congestion, air and noise pollution, destruction of habitat, and deprive the residents and many many visitors access to nature and the diverse ecosystem.

The scale of the development (circ 8000 new homes) is completely excessive and incongruous to the number of houses in the current village (circa 700 homes).
The proposed development would also create a split the village with half attending Warwickshire based schools (the other half being solihull based), this could cause resentment and bad feeling between school aged children.
The development would cause severe over demand on the existing healthcare facilties and road infrastructure. The existing exits onto the A3400 are very congested and if the M40 is closed, it is impossible to get on to it.

I am writing to formally express my opposition to the proposed development SG24 on the border of Hockley Heath. As a resident of this village for the past 18 years, my family and I deeply value the community and environment here. We moved to Hockley Heath as a couple and have since raised two children, one currently attending the local primary school and the other enrolled in a nearby secondary school.
The proposal put forward by Warwickshire District Council poses significant concerns for my family, fellow residents, and those who commute through our village for work. Given our location on the edge of the Warwickshire border, it is anticipated that new residents would rely heavily on local schools, medical facilities, and hospitals. The local primary school, which operates as a single-form entry institution, is already oversubscribed and faces ongoing challenges with traffic congestion. In recent years, local children have been directed to secondary schools in Birmingham and Balsall Common due to the overwhelming demand at the four secondary schools within our catchment area. These schools consistently have over 500 children on their waiting lists annually, yet there appears to be no plan to address this strain with the influx of additional families.
Furthermore, several local roads are prone to severe flooding, and traffic congestion has significantly worsened along the Stratford Road, which runs through the heart of Hockley Heath. This is largely due to increased congestion on nearby motorways, prompting drivers to seek alternative routes. The addition of more housing will undoubtedly exacerbate these issues.
The proposed SG24 development involves inappropriate construction on green belt land, with a scale that is disproportionate to the existing village. This is particularly concerning given the ongoing proposal from Solihull Council. Hockley Heath is only suitable for small-scale housing developments, not one that would transform it into a large town. It appears there has been a lack of coordination between yourselves and Solihull Council, despite the proximity of the proposed site and the inevitable impact on Solihull's amenities.
I urge you to reconsider this proposal and take into account the significant implications it holds for our community and its infrastructure.
