This proposal will put a huge strain on the existing infrastructure, already unable to cope with the amount of traffic. Previous construction work in the area has caused massive disruption to local residents with ongoing road congestion.
Green belts are there to protect wildlife and natural landscapes and as this is prime farm land and an important open space, it should not be used for building.

In many ways Hatton meets many of the criteria for a new settlement. Rail access to 2 main line railways, good road/ motorways connections, existing commercial development and employment sites. The downside it is in Green Belt. I feel this should be considered after the more suitable sites which are not in Green Belt

Hatton Parish has already seen much development, and this proposed site represents 68% of the remaining land area.
A Housing Needs Survey taken in 2020 by the Warwickshire Rural Community Council showed a need for 3 dwellings, since when 150 have been/are being built in the Parish.
It is not enough to justify building on rural land by describing it as 'net zero', 'sustainable', 'healthy, safe and inclusive'. These are just words. Biodiversity and environmental reslilence would be lost. Local Wildlife Sites, the canal corridor, lanes and footpaths used for recreation and access to nature, would all be lost.

The site B1 makes a ton of sense in terms of it's location due to having lots of existing sustainable transport links, primarily the rail line and options for other cycle and bus improvements in the future. The use of the site will also make much of the existing developments in the area less car dependent and more sustainable by providing nearby necessities such as education, retail facilities in line with 15 minute city principles.

Access to Hatton is poor - roads are minor and the junctions with the more major roads are notorious existing bottlenecks. The railway station is small and has seen a reduction in the number of trains which stop there - this has occurred to speed up the services from Warwick Parkway. There are no amenties in the area meaning that this proposal is misconceived and should fail to meet properly-applied planning criteria, particularly in view of the green belt location. The only beneficiaries of the propsal would be the national housebuilders and the Council's appetite to receive CIL payments.

i object to potential developments at sites B1 and C1 - both will have a massive adverse impact on the local environment, including landscape character; species and habitats; amenity; agricultural land use and local heritage, that cannot be satisfactorily mitigated. Any development of those areas brings about an unimaginable impact on local infrastructure including but not limited to road access. For all the ideas of sustainable development and transport, another 6,000 cars on local roads that are already congested at busy times will be catastrophic. Why is development not focussed on brownfield sites and infill within existing built up areas?

RIdes roughshod over protections such as the Green Belt that is included in the plans
Infrastructure is groaning NOW and if we are looking at two more developments within the county it will be screaming, ideas of a 10 min community around Hatton Station are crazy - the travel to and from the station is underestimated and the ability to expand transport from the station elsewhere is virtually impossible without millions invested.
We cannot regain what we loose by destroying greenbelt, ancient woodland and wildlife for housing, it will be a ribbon development between Warwick and Solihull.

My objections to this proposed development on land labelled as B1are listed below:
1) That healthcare improvements to service this proposed development have not been
addressed. Warwick Hospital is already overwhelmed and there is no provision for any
additional hospital facilities. This will impact the whole community in a detrimental
manner long after the developers have departed. This development will completely
swamp the current medical services both at primary and hospital settings, leaving all
residents struggling healthcare services.
2) There will be a huge impact on all other infrastructure systems in the area. To
accommodate such a huge development as this proposal will require upgrades and
increases in all systems: electric, gas, water, sewage and broadband. This will be
disruptive, costly and will also have a huge ecological impact.
3) The loss of valuable pastureland which will severely impact our ability to provide food
sources for both human and agricultural use. Not to mention the obvious harm to
wildlife with the loss of swathes of green pasture land.
4) The area being considered for this development already suƯers from flooding. The
impact of the loss of this land by replacing it with concrete roads and 8000+ houses will
greatly increase the risks of flooding in this area.
5) The development proposals have suggested that Hatton Station will provide essential
travel links that are central to the proposals. However, the rail services at Hatton Station
are poor with very few services. The ability to increase this will be hampered by the lack
of land around the station to increase capacity. The access to Hatton Station is re
already challenging with a narrow access road and its proximity to the canal.
6) The roads around the area B1 are not suitable for such a huge development. They are
often narrow, single track with passing points and with no pavement facilities for
pedestrians. This development would require huge infrastructure upgrades to these
roads to make them safe for all roads users. This would inevitably require many
additional land purchases from many landowners making this development very hard to
deliver on budget, on time and would require negotiating with many landowners.
7) For all these reasons, and many more, I do not believe that this is right location for this
proposed development,

No, just no, for Hatton, this is the wrong development at the wrong time for the wrong reasons, you would ruin paradise, the infrastructure simply isn't sufficient to support this scale of development from every angle, no transport, no sustainability plan, no healthcare, no education, loss of wildlife habitat, no employment opportunities.
It should not have been included in the plan, it is unsuitable for inclusion, remove it

I do not support the redevelopment of B1 site at Hatton and consider that other sites must be more suitable, given that the Hatton Station proposal certainly appears to be poorly thought through for the following principle reasons
1) No Provision has been made for the additional healthcare improvements required to service this proposed development. Warwick Hospital is already overwhelmed and there is no provision for any additional hospital facilities. This will impact the whole community in a detrimental manner long after the developers have departed. This development will completely swamp the current medical services both at primary and hospital settings, leaving all residents struggling healthcare services.
2) During the past twelve months the local infrastructure has failed with outages of Power, Water, Drainage and Broadband, the local systems are at full capacity, and will require infrastructure improvements to all systems in the area. To accommodate such a huge development as this proposal will require upgrades and increases in all systems: electric, gas, water, sewage and broadband. This will be disruptive, costly and will also have a huge ecological impact.
3) The loss of valuable pastureland which will severely impact our ability to provide food sources for both human and agricultural use. Not to mention the obvious harm to
wildlife with the loss of swathes of green pasture land.
4) The area being considered for this development already suffers from flooding. The Roads and drains are often flooded, and are currently surrounded by fields. The impact of the loss of this land by replacing it with concrete roads and 8000+ houses will greatly increase the extent of the flooding in this area.
5) We have utilised Hatton Railway Station on four occasions, the suggestion the site has been proposed due to it Railway station is laughable. Of the four occasions, on two off these occasions the service ran so late that it missed adjourning connections at Leamington Spa, and on another when returning from Birmingham, the service was cancelled and terminated at Dorridge Station. The ability to increase this will be hampered by the lack of land around the station to increase capacity. The access to Hatton Station is already challenging with a narrow access road and its proximity to the canal.
6) The roads around the area B1 are not suitable for such a huge development. They are often narrow, single track with passing points and with no pavement facilities for pedestrians. This development would require huge infrastructure upgrades to these roads to make them safe for all roads users. This would inevitably require many additional land purchases from many landowners making this development very hard to deliver on budget, on time and would require negotiating with many landowners.
7) Station Road itself, does not allow any parking opportunities and is only just passible for two vehicles, it has no pavements, numerous pot holes, and properties on both sides, the bridge outside the station entrance over the canal and railway line is currently a danger to anybody walking on station road, it cannot cope with increased traffic without endangering people further.
In summary, poor transport links, inadequate infrastructure, poor roads, loss of Greenbelt and farming land, swamped healthcare, Hatton B1 cannot be the preferred development site.

Yes. Hill Residential supports the inclusion of New Settlement Location B1.
There are no significant constraints to the delivery of ‘Hatton Villages’ which cannot be overcome. Hill Residential supports Location B1 as a proposed allocation for new settlement scale growth given the extensive evidence base demonstrating the sustainability of the entire area assessed, as well as the site-specific evidence demonstrating the deliverability of Hill Residential’s ‘Hatton Villages’ extent of the area. The ‘Hatton Villages’ site (part of the B1 area) is the most sustainable location for new settlement scale growth across the SWLP and should be proposed for allocation.

The B1 proposal is already under pressure from poorly serviced road communications. Several small local lanes suffer extreme traffic congestions when an accident happens on the motorway. The number of houses proposed means that a constant state of traffic congestion will be permanent.
There has already been huge housing developments from Wellesbourne through Stratford upon Avon through Warwick through Kenilworth through Leamington Spa through Radford Semele through Southam. How much more rural / agricultural land is to be concreted over?
I do not understand how Hatton Station can be developed further - Warwick Parkway was expanded recently for that purpose.

Losing more vital green belt land , for an inappropriate development . Use brown field sites instead of the permanent loss of vital wildlife habitat , countryside and prime agricultural land. . No good infrastructure in immediate area surrounding , roads around not fit for the amount of traffic, hatton station too small , with not good access . There is no mention of health facilities to cover this large amount of dwellings and people . Warwick hospital & local health providers , would not cope with this amount of additional users.

Agree this is a more suitable option than most of the other options. Although it is a rural location surrounding Hatton village and is within the Green Belt it has access to rail (Hatton Station) and trunk road A4177. It is adjacent to but excluded from Hampton Locks Meadows Local Wildlife Site (LWS) and Brownley Green Lane LWS. It does contain a small amount of wood at Hatton Farm pLWS, which would need to be protected. Overall contains around 5ha of woodland and around 5ha of medium connectivity grassland and is bisected by Grand Union Canal.

The road infrastructure is insufficient. B1 meets strong greenbelt criteria re its defensible boundaries - motorway, railwayline, canal. It will compromise the Green Belt land around the Hamptons and the Shrewleys. The north east portion is proper countryside with quiet narrow single-track lanes characteristic of the area. These lanes can support occasional farm traffic but not the rush of commuters. The area is characteristically non-nucleated, and several large fields of houses would cause wider harm to the Warwickshire countryside. Hatton is already very over-developed in comparison to its facilities.

This development will damage local beauty and heritage and does not respect the existing historical importance of this area of the Forest of Arden. It would destroy this landscape character bringing a large new town close to the settlement boundaries. Once lost, it can never be recovered.
The development on Green Belt land which is meant to protect open spaces, preserve wildlife habitats, and maintain natural landscapes would result in the loss of vital green space.
There are other suitable sites outside the Green Belt and I suggest that X2 is a better option than B1.

This development will likely require treatment at Warwick - Longbridge (STW) Treatment Works, this Wastewater Treatment Works has medium capacity and high environmental constraints. Due to the size of the development, it is recommended that network upgrades will be required, alongside hydraulic modelling and engagement with STW. Overall this development site is considered a medium/high risk location, there is some capacity however in order to accommodate growth, infrastructure upgrades will be required and we would need to work closely to understand build timelines, in order to plan accordingly.

Loss of Green Belt productive farmland, which is required to provide food.
Poor public transport and Hatton station rail service is unlikely to be increased.

Housing and industrial site will harm the environment.
Medical services, doctors and dentists are inadequate already and a new hospital must be provided as our existing one is barely adequate for the current population.

Hatton Station requires significant investment across many areas to make it a genuine choice. Even with such investments, it is on the Chiltern mainline to London and a freight train route so it is questionable whether the necessary additional capacity could be provided to make it a genuine choice.

Conclusion: B1 can not proceed as a strategic growth location in its current format
B1 inclusion as a strategic growth centre can NOT proceed in its current format within the South Warwickshire Local Plan. We recognise that Hatton has some facilities and can take on a small level of growth, which in my opinion has already taken place with Union View next to Hatton Park, however many of the plans, policies, frameworks have not been reviewed in enough detail or applied correctly. The unsustainable overdevelopment proposed under B1 would irreparably damage Hatton and it's surrounding villages character, environment, infrastructure, and quality of life. It fails to demonstrate exceptional circumstances for Green Belt release, ignores significant viable alternatives and lacks the essential infrastructure planning required for sustainable development.

B1 can be discounted in any case because it is a higher performing site in the Green Belt which cannot be made sustainable.
There are serious flaws in the way this review was conducted. Even though the potential new settlements had already been identified at the time of the Green Belt Review, they have been ignored for the purposes of the assessment.
It is very apparent that the amber rating given to the area in and around B1 and SG07 is incorrect.
The reliance placed in the Sustainability Appraisal and other technical evidence on the use of Hatton Station is based on a complete fallacy. If rail usage does not increase, then road transport WILL. This completely contradicts the stated desire for sustainable development.
The road network cannot cope NOW with the number of vehicles. The development of B1 is not remotely feasible without assurances that all the necessary upgrades would be a) funded properly, and b) be carried out with the minimum disruption to residents.
Providing safe active routes would be extremely costly and, in some instances, impossible to achieve without resorting to encroaching on private gardens and demolishing the Dark Lane canal bridge.
On what possible grounds would it be acceptable to destroy this portion of such a precious landscape?

The proposal does not fit with the local character which compromises of smaller village settlements, the B1 proposal introduces a town
The local roads around Hatton and the surrounding villages are not fit for such increased traffic, with one vehicle width roads and no footbath, changing these would be detriment to the houses that affront them and would decrease the ability to use for recreational purposes due to significant increase in traffic
No proposal to support the 20 minute neighbourhood for B1
B1 would negatively impact sustainability and climate change, there is no mitigation to support this
