It seems that residents of this new settlement would likely need to commute outside the region for employment. The local transportation options are viewed as insufficient, with the two train stations primarily servicing routes to Stratford-upon-Avon and infrequent train services to towns such as Leamington, Warwick, Birmingham, or London. Many residents might find themselves relying on cars, potentially contributing to congestion on local roads.
The road connections to the proposed settlement are perceived as inadequate, with the canal and railway creating constraints on access.
The destruction of Green Belt land could eliminate habitats for many species and disrupt essential wildlife corridors.

South Warwickshire’s new housing developments pose significant concerns. These projects threaten our precious green belt, increasing flooding risks and causing irreversible biodiversity loss. Protected trees, vital for wildlife and air quality, are being sacrificed for unnecessary expansion. Our countryside is disappearing under concrete, despite existing infrastructure struggling to cope. Local communities face increased traffic, strain on public services, and the loss of natural spaces essential for wellbeing. Sustainable alternatives must be prioritised over relentless development that benefits developers more than residents. We need to protect South Warwickshire’s natural heritage before it’s lost forever.

I strongly object to the Wilmcote and Bearley site due to severe flood risks and global heritage destruction. Stratford District Council has already classified Wilmcote as a high-risk flood zone, and this development will worsen surface runoff, putting the villages and Stratford itself at greater risk. Furthermore, Mary Arden’s Farm, a Grade I-listed heritage site, will suffer from pollution, traffic vibrations threatening its foundations and tourism revenue will decline—who wants a Shakespearean tour through a housing estate? With better transport links and none of these issues, Leamington and Hatton are far more suitable locations.

I strongly object to the BW site, which ignores better locations like Leamington and Hatton, with mainline rail links and better infrastructure.
Stratford District Council classifies Wilmcote as a high-risk flood area, and building 6,700 houses on Mercia Mudstone will increase surface runoff, worsening flooding in Aston Cantlow, Great Alne, and Alcester.
Mary Arden’s Farm, 482m from the site, will suffer pollution and road vibrations from 10,000+ extra cars, risking structural damage. Tourism revenue (80,000+ visitors in 2014) will decline from this being a concrete jungle.
At £250M+ in road costs, this plan is financially unviable.
It must be rejected.

I feel strongly that New Settlements must be the way forward as they can be fully developed with thought rather than blistering onto Stratford - or indeed the other towns.
In this case Bearley and Wilmcote lie to the north of Stratford, with road and rail links both back into town but more significantly to Birmingham and Coventry - and hence work

- The BW site is split by the fast and dangerous A3400. It floods regularly, risking flooding half of Bearley houses.
- It would damage a precious SSSI and protected wildlife, merge and destroy the villages of Bearley and Wilmcote.
- Bearley and Wilmcote would become Stratford’s northern suburb.
- 100% of the BW settlement is within Greenbelt, instead the seven non-Green Belt sites should be developed, as guidance with the NPPF 2024.
- Evidence used to support BW is wrong e.g. missing rail line.

The current infrastructure at Wilmcote is neither suitable nor appropriate for the proposed development.
The roads are all small country roads which as it stands struggles to handle local traffic. Substantial population increase would make the roads extremely congested and add to cost of local businesses.
There are a lack of educational institutions to support a massive surge in population.
Serious incidents will mostly likely be directed towards Warwick. This will be a problem as the hospital will be overloaded and secondly severe congestion as per my first point would put the health and safety of residents at risk.

Wilmcote & Bearley are in green belt land. Keep our countryside as countryside and instead build onto already existing conurbations.
Insufficient facilities to support inhabitants of 6,700 houses.
It’s already hard to get out onto the A3400 let alone with 1000s more cars there.
Traffic gets detoured through Wilmcote when A46 closed so this would bring the village to gridlock.
Hedgerows would be destroyed, wildlife disrupted and destroyed as a result of building.
Wilmcote is high risk for flooding and more houses will cause more issues with flooding.
The station bridge already has subsidence from lack of drainage.

The proposed building of new homes in the area of Wilmcote and Bearley is unsuitable for the following reasons:
- results in major urbanisation of the green belt; in direct contradiction to the purpose of green belt protection
- destroying the historic character of two villages; of which Wilmcote hosts a key historic sight of international repute (Mary Arden Farm)
- creation of a massive resident population reliant on a commute to major cities (due to limited local employment) which places unsupportable strain on the environment and road/rail infrastructure

Ridiculous to consider developing this area when the infrastructure cannot manage current demands on utilities, GP surgeries, schools, hospitals.

This is NOT a more suitable site. Building on the green belt here will cause urban sprall and eventually join to Stratford. Despite proposals to include additional schools and primary care facilities this would need funding, that isn't available, by the ICS and DoE. The land proposed floods and will affect local ecology. Travel infrastructure will not cope and the rail network not fit for purpose. Additionally part of the proposed land cannot be accessed. Only reason preferred is because the land owners are engaged & want to make money

I would like to express my concerns regarding the proposed settlement and its potential impact on our community and environment. First and foremost, the current road connections to the site raise significant issues. The reliance on the A3400 (Birmingham Road) poses challenges, especially during inclement weather when flooding can occur under the railway bridge at Bearley. Additionally, the journey north to the M40 requires navigating through historic villages like Wootton Wawen and Henley at a 30 mph speed limit. This route is already under strain from tourist traffic, particularly on weekends, and the roundabout connecting the A3400 to the A46 is known to experience delays during peak hours. Introducing a new settlement could exacerbate these existing traffic issues and increase the risk of accidents, particularly around Pathlow, where many drivers are already taking shortcuts through Wilmcote.
Another significant concern is that the proposed site is located within the Green Belt, which is intended to protect our countryside, preserve wildlife habitats, and maintain the character of our communities. Building a new settlement north of Stratford-upon-Avon would encroach upon this vital area, stretching urban development into the villages of Wilmcote and Bearley, as well as the hamlet of Pathlow. This could fundamentally alter the character of these villages and their sense of community.
Development in this Green Belt area could disrupt habitats for many species and wildlife corridors.
Additionally, the job market in Stratford is a concern for many residents. With limited local opportunities and no nearby university, young graduates often feel compelled to leave in search of better employment.
Many homes in Pathlow depend on septic tanks due to the lack of a mains sewage system, which raises concerns about waste management.
Furthermore, the proposed site is prone to flooding for a considerable portion of the year.
I urge all stakeholders to carefully consider these concerns as we move forward. Our community, environment, and heritage are precious, and we must work together to protect them for future generations.

This proposal would lead to decimation of our area. Our community already suffers disruptive flooding, which can only get worse with the proposed building. The surrounding roads are already busy, with traffic jams commonplace and our village is already used as a ratrun for drivers trying to avoid the A46/A34. Our region is a biodiverse farm oriented green belt ecosystem, which will all be lost - forever, being replaced by concrete sprawl. There is precious little infrastructure for our residents currently and cannot support over a 2000% increase in population. Please, look elsewhere for your development plans.

There will be a huge detrimental affect on wildlife & protected species in this area - we should be preserving these habitats and areas for future generations, not covering them in tarmac and houses.

I firmly believe that the development of the new homes would be an incredibly sad thing to happen, spoiling a beautiful area. I strongly oppose the inclusion of Bearley as a potential site for large-scale development. Bearley is a small rural village within the Green Belt, which must be protected from urban sprawl. Such proposals in or around Bearley are completely innapropriate. The area lacks essential infrastructure, and Stratford’s roads are already heavily congested. Additionally, Bearley has suffered severe flooding in recent years, which further development would worsen. Allowing this designation risks irreversible harm to the village’s character, environment, and community. I urge you to remove Bearley from consideration and focus on more suitable, sustainable locations.
