This will be an infill from Bearley to Stratford upon Avon. Stratford has built itself on becoming a theme park for Shakespeare over the last 50 years. What a great advert for leafy Warwickshire a continuous housing estate of cheap housing stock and endless cars blocking the A3400 in and out of Stratford. Redditch hear we come!

Well connected network for both car and non-car travel. Two active rail stations already here at Wilmcote and Bearley.
The Park and Ride and Stratford Parkway Rail Station are close by from this site (without the need to cross the town or river).
Schools are accessible from this location - Henley School and now increased intake at Stratford School
The Green Belt (within which this site is located) is NOT designated for any landscape, beauty or ecological interest
This site could meet needs for primary school provision, local shops, community hall/uses etc. These could all be met at Snitterfield/Wilmcote/Bearley.

I fundamentally disagree that increasing the size of a Bearley village to a town the size of Alcester is acceptable. Much of the land being proposed is green belt which protects wildlife habitats. The purpose of the greenbelt is to protect the countryside! I have witnessed red kites return to the area in the last 2 years, an abundance of bats, owls (barn/little), deer and importantly newt and voles in the stream behind my house.
The village also floods already!
The site identified at Leamington/Hatton or Long Marston are more suitable as these are not green belt sites.

The proposed land (BW) protrudes into the centre of 80ha of native broadleaf woodland planted by the Heart of England Forest and partially surrounding the site. Additionally, the area abuts Bearley Bushes SSSI. The adoption of this area and subsequent development will put significant pressure on these two areas and should not be included within any future plan. The inclusion of the area would compromise both sites’ ecological integrity and be counter to both the LNRS where the Government has committed to ensuring 30% of land is protected for nature by 2030, and draft Policy 36 within this document.

I feel that Wilmcote is a unique heritage site, as home to Mary Ardens Farm and should be protected as a unique village, the character of the village would be severely damaged and it would make it much less attractive to the many global visitors who come to see where Mary Arden lived . There are plenty of Brownfield, and non-Greenbelt greenfield sites available. However, developers seem to always favour disturbing protected Green Belt sites because of possible cost implications, and what could be lengthy legal disputes, in order to satisfy development criteria on Brownfield sites. This needs to be addressed as a priority, as the target numbers required by Warwick District Council housing for new developments would be easier to fulfil, and negate the need for destroying Green Belt land.

This site is designated more suitable by SWLP. The main plus point for this site appears to be that it was promoted by developers and landowners. This site is in the green belt and the wants of developers and landowners should not be a good reason to remove land from Green Belt when other non Green Belt sites are available.

The site is greenbelt with a road network which is not suitable for the increased amount of traffic. Considerable adjustments to infrastructure would be needed and I don't believe road congestion could be avoided. Wilmcote has Mary Arden's farm, a globally significant grade 1 listed building which would be vulnerable to irreversible damage and pollution. Flooding in the area is already significant, the land does not soak up water so the proposed housing would affect Wilmcote, Newnham and Aston Cantlow. The railway would be unusable at times because of water logging.

Loss of Green Belt–Land protected to preserve natural beauty of the countryside and wildlife.(the reason we receive visitors)
Unsuitable Road Structure-During the last 18 months Stratford ‘lights’ has been at a stand-Warwick Road closure redirecting traffic to the Birmingham Road, then Birmingham Road closure causing chaos within the town and surrounding villages.Taking my daughter to school has taken 3-4 hours per day.I would say it ruined our lives during this time,completely unacceptable.Proposing homes being built on Green Belt land making this type of traffic congestion permanent is ridiculous.
Lack of Employment-No employment opportunities within Wilmcote and surrounding villages.

The site is on greenbelt with poor road infrastructure. The roads are already frequently blocked into and out of Stratford from the Birmingham Road. It is hard to see how access to Stratford or Wootton Wawen could be improved. Flooding is a serious issue on the fields proposed, and housing would make this much worse, with run off towards Wilmcote, Aston Cantlow and Newnham, potentially affecting the railway. Mary Arden’s Farm is a significant historic Grade One listed building and an important part of our heritage; it would be adversely affected with vibrations from additional traffic, pollution and potential flooding.

Bearley is a lovely village, the land surrounding is beautiful, to build over it would be damaging in so many ways.

Greenbelt, Wildlife, land to walk/dog-walking, space where children fly kites, enjoy nature, trees, plants of all kinds will be damaged(GONE), existing houses will be impacted by noise/airpollution, privacy lost as new houses will surround the existing tiny village.

Extra traffic will impact emergency services(time delays put life's at risk), as we have no local jobs, schools, doctors etc

Bearley is a village, by adding 6,800 houses here we will no longer be a village and this takes away originality.

Population density of Stratford too high already.
Road Infrastructure cannot cope now.
No consideration for the environment/nature, extra vehicles on roads which already congested. Air Pollution increase.
Increased flood risk
Education system will not manage.
No consideration of local history.
Next generation not considered, safety of children in villages compromised
Brownfield sites must be exhausted first
Build new 'garden city' with new facilities to cater away from area, not saturate existing that cannot cope
Makes travel unsustainable, village stations can't accommodate
Identity of town will be lost.

The proposed site is GREEN BELT.
Bearley and Wilmcote railway stations are tiny and wouldn't cope with a massive increase in volume. Bearley Station is single track and has a train every 2 hours, unsuitable for commuters.
This would force more cars onto the already very busy Birmingham Road, which suffers significant traffic problems.
The tiny country roads that lead to the M40/M42 through small villages of Bearley, Snitterfield, Norton-Lindsey, Wootton-Wawen and Henley would become dangerous rat-runs carrying far too much traffic than they are designed to cope with.
More avoidable accidents will happen.
Significant pollution will increase.

The plan to build 6700 houses in such a condensed space as Bearley and Wilmcote will totally destroy what current residents living in the area choose to live there for.
The abundance of natural wildlife, flora and fauna in the area will disappear.
All peace and tranquillity will be replaced with pollution, noise and bad traffic.
This area floods badly and even the fields cannot cope with any rain fall. More concrete and tarmac would make Birmingham Road really dangerous. There's already too much traffic on that road at peak times and this proposal will make it very dangerous.

This is green belt agricultural land which should be preserved for environmental reasons and food production. Roads cannot support more traffic. Bishopton roundabout where the A3400 joins the A46 is a bottleneck; roads into Stratford are already congested. Drivers will use "cut throughs" on narrow lanes used by slow-moving agricultural traffic. There would be a detrimental effect on surrounding villages and safety issues with traffic in Wilmcote passing narrow pavements by the primary school and Mary Arden's Farm educational centre. The two "stations" are unstaffed rural halts on a single track with no car park and approached by rural lanes.

The proposed development is too large for the area in particular regarding roads, transport links, sewage, utilities. There is already limited and very congested access to the A46 and no parking at Wilmcote or Bearley stations. Education and health facilities are insufficient and potential new services would not solve problems down the line such as secondary schools and hospitals. The area suffers from flooding - more building would only worsen an existing problem. The fact that the land would be easy to purchase does not validate this as a choice nor negate the above mentioned.

The Land at Bearley and Wilmcote is Green Belt, with a number of important surrounding SSSI’s. The extensive development of the site would result in devestating urban sprawl from neighbouring, established towns, e.g. Stratford Upon Avon. The NPPF clearly states the importance of Green Belt to avoid sprawl, to safeguard the countryside and preserve the special character of historic towns. There is no demonstration of efforts to encourage regeneration of brownfield land preferentially. The lack of ‘inconvenience’ around land ownership constraints at the Wilmcote site appears to be held in higher regard than the protection of Green Belt.

The development proposal is financially unviable, particularly in respect to infrastructure and is not compliant with the Governments Sustainability Policy. There are suitable alternative sites to meet identified housing needs which are more sustainable. Gerald Kells’ detailed statistical evidence should be seriously taken into account regarding overestimation of housing numbers. Transport infrastructure is insufficient and too expensive to improve. A new settlement will inevitably lead to catastrophic flooding. The proposal does not meet the ‘exceptional circumstances’ required to destroy Green Belt land. The erosion of cultural heritage would be an irreparable loss. Habitat and biodiversity will be seriously under threat.

I agree, of all the options, on balance this one and option X2 are more suitable.
The site is within the Green Belt and adjacent to Snitterfield and Bearley Bushes SSSI and is also adjacent to Hardwick Farm Meadows Local Wildlife Site (although across railway line). It is very important that if development goes ahead at this site that the SSSI and LWS are protected. There is almost nothing in terms of High Connectivity habitats. The site has good infrastructure: two stations (Bearley and Wilmcote) and within 3.5 km of Stratford-upon-Avon station, it is also bisected by A3400.

The proposed New Settlement will be located on the Green belt. The roads are already blocked, (not helped by frequent temporary traffic lights on the Birmingham Road).

Flooding is a serious issue on the proposed fields and housing would make this worse. The water would run off to the villages and the railway. The railway is a small branch line, not suitable for major use.

Mary Arden's farm is a grade I listed building and an important heritage asset. It would be badly affected by vibrations from additional traffic, pollution and potential flooding
